Hello! We will be traveling mostly in October / November or January. What would the best use year be for us? Also, do all the DVC resorts have the same use year months or do they vary? Thanks!
 
I’d do sept or oct. reason I say sept is because if you go the first week of October but it falls part in sept you are chancing your points if you had to cancel no time to use holding points.

June, August, September and October all make sense. When you say mostly, are their months you would never ever go?

All resorts have the same 8 use years but the apportionment of them differs by resort; some resorts are really heavily in February or December, others are more spread out.

Probably not. My son hates going in the summer but I don't mind, so that may be a good time for a solo trip! Thanks!
 
Mind if I chime in on a use year question as well?

We just had an offer accepted for a Feb use year that has all of the points for 2020 still. We will likely try to use some, but I think the date to decide banking points would be 9/30/2020 if I am not mistaken.

Our contract was sent to Disney’s ROFR today and the broker told me that if we wanted to bank points we can just ask the seller to bank them.

I am thinking we would likely have a narrow window presumably after we Pass ROFR (hopefully around 9/15 or so) to bank the points.

checking in with anyone who has bought a contract on resale - does this sound alright? I am hoping that we don’t close say end of September/early October and then would be unallowed to bank points? Thanks in advance for any banking tips!

I would bank them all unless you absolutely will use them. Worst case if you plan on doing a vacation in January or December you would simply borrow points from your 2021 UY for the stay. You can't bank the 2020 points again next year though and once you have them banked you can't unbank them.

Everyone should be having the current owner bank the points for them. There is 0 benefit to waiting until you get access to the contract.

I would ask the seller to bank. ROFR is taking at least 30 days if not more. Then closing happens. It is also taking about a month to 6 weeks to get contracts and points loaded after the deed is recorded.

You can’t bank until you have the points and I think it will be well beyond the window. I did that when I bought in May because I didn’t want to chance. Sure enough, I still don’t have the contract or points in my account and the banking deadline would have been July 31st.

Would another option be to ask the owner to rent you the available points before closing and reduce the cost of sale by the rental amount? Or is that not allowed during contract period? We are also considering purchasing resale and I've been wondering how those available points could work...I'd love to use those points immediately in Aulani assuming it opens later fall...
 
I agree with the Use Years mentioned by @CastAStone; June, August, September and October All of them would allow you to still bank your points if you had to cancel a reservation during your normal travel times.

IF the contract has already been sent to ROFR you need an addendum for them to bank it while it is in ROFR which will slow down the ROFR process.

Doing that could delay the closing. Can't close with an existing reservation and if the price is reduced, the reduced price has to go through ROFR.

Instead, I'd ask the seller to bank as a condition of the sale. If you decide to travel after you have the points, you can borrow 2021 points to do so. Of course, that means if you cancel that trip, the points expire at the end of the use year and the banked points will expire at the end of the use year into which they were borrowed. Banking and borrowing are final transactions.
