Im contemplating buying a direct contract from disney . I was told i can pick my use year by the guide. If im planning a trip for august 2019 but i pick a use year in September or October would i be able to use those points for August trip and borrow some points from sept 2020 to use for the august trip? I think i get it then im confused again!
 
The only time, IMO, to get very particular about a specific UY is if you usually travel one time of the year, every year. If so, IMO, it's most beneficial to pick a UY that is immediately before when you will usually be traveling. The reason is because it will give you the ultimate flexibility in case you might need to cancel a trip. If you are going to travel throughout the year, then it doesn't matter. (Though some months are more common and might be easier to pickup some resale contracts for the inevitable add-on).

You can borrow points from the next UY regardless of what month your UY is. If you went with a June UY, you could borrow points from June 2020 UY for an August 2019 trip.

Another consideration is that when you buy direct, you'll get the current UY points. So if you got a June UY, you'd have UY-18 points and then June 1 would get UY-19 points. And they will let you bank the points from a direct purchase, even being way outside the banking deadline.

If you are buying anything other than Riviera you will get 2018 points if that use year hasn’t been crossed yet for 2019. So February wouldn’t get 2018 points but June would because June hasn’t happened yet in 2019 so it’s 2018 use year still. Now riviera is only giving 2019 points except for February use year, which 2020 would be the points it gets, because the resort didn’t declare points until March 2019.

Yes. But they do have cutoffs. I'm not 100% sure you can get June 2018-UY points if you buy today. I am 100% sure you will get August UY-2018 if you buy today.

Thanks for dumbing it down for me. It makes sense but some of this i have a hard time wrapping my head around. That solves all my problems! Thanks
 
We chose an August use year based mostly on room availability. In other words, our thinking was that if we did not manage to bank points and had to use up points in a short window, we could find much more availability to use up those points in the last minute in summer than we could in fall. In other words, if you find yourself in a bind having points that are going to expire you might have trouble booking anywhere Sept-early Jan.

I'm sure others have much better reasons for picking a use year, but this was what we were considering when we chose.

Here's what I don't understand (sorry OP as it's a little off topic) HOW can Disney give you 2018 use year points at resorts like BWV? Doesn't Disney have to make sure to buy a loaded contract in order to do that? Like say I bid on a BWV June use year that only had June 2019 points available. How can Disney ROFR that contract and then turn around and give whomever they sell it to 2018 points? Wouldn't that be double using those points?

It is likely that Disney just has a pool of points they pool from. The points are merely for administrative purposes and aren't tied to a contract in any way. So Disney buys back the Deed/Real Estate and fills the missing points where they can. If they have no points to fill the missing points I assume they just hold onto real estate interest, but they own a lot of points of each resort so the negligible amount they sell on "sold-out" resorts has minimal impact on the total they are holding per resort.

I dont know if my disney guide was just telling me what i wanted to hear but he said i could buy any increment of points larger than 75 and pick my own use year. Where did all those contracts from older resorts come from?

So Disney can set the Use Year on points now to whatever they want based on a recent change to the contracts. So the sold-out resorts DVC gets points back from: 1) ROFR or 2) Foreclosure (MF not paid or Mortgages not paid).

Some older resorts have waitlists though my understanding is DVC has cleared many of them. Though I would suspect that the waitlist at BCV and VGC are probably still closed (won't add anyone to it) and VGF might be closed.
