If our resale contracts go through (fingers crossed!!!) we will have 2 different use years for the same home resort. How does this work? I understand the 11/7 rule, but with the SAME resort, do the points matter at the time of booking or at the time of stay?

Example: I have a June use year and a December use year. If I book 11 months out ... and need both of those points, can I do that, assuming they are both there at the time of our stay?
 
Yes, but I am pretty sure you either have to transfer the points from one contract to the other, or book it as 2 separate reservations, if you are using more points than one contract can handle.

Use year is irrelevant to 11/7 rule. Use year decides which year’s points you will be using and must be available at the time of your stay. So, for example a stay in September 2018, assuming no banking or borrowing, would use June 2018 points combined with December 2017 points.

Unfortunately (IMO) because you will have two use years you will have two memberships. In order to book a stay using combined points, you will need to transfer the points from one membership to the other. And you will need to call in to make the booking. The benefit, though, is double the wait lists and double the amount of one time use points available.
 
Two UY means two completely different memberships. To combine points from one UY with the other UY, you must transfer points. And, if you do this, they will no longer show up online and will need to call MS to book. Both points can be used at the 11 month rule at your home resort, but you will need to book whole nights within each contract. The tricky part comes in...I have 3 UY's so I have to do this all the time...is that you may need to borrow on one while you still have points left on the other...unless you do the transfer. There is a one transfer in/out per UY so that could play a role. I have been told that they sometimes allow owners of both memberships to exceed that, but I don't know if one can count on that.
 

The thing to remember when transferring points is that you cannot borrow transferre points. We have a larger Sept contract and smaller Dec contract. I need to transfer next year for a stay in October. I need to transfer my Sept points to my Dec contract so I can borrow the Dec points. If I transferred to my Sept contract, I couldn't use my Dec points because I would need to borrow them.
 
You also can make separate reservations in each UY and have MS link them for a continuing stay. For example you want a week in October. You could book 4 nights in one UY and 3 nights in your other UY. Names on both reservations have to be the same and then MS can link them for the continuing stay. That will normally keep you in the same room even though there is technically a check out and a check back in.

As mentioned transferring is the other way to use them together.
 
We used to have two Use Years and used to make our stays this way, using points from one contract for a certain number of days and then another reservation for the rest of our trip using points from the other contract. Ressie’s linked, but needed to check out and back in. A bit of a pain but doable
 
Anytime that you require extra steps to get things done, you have increased your chances of something going wrong. Even when you keep things simple, they still can go wrong. IMO having different UY's isn't worth it.

If you are booking a June 2019 stay, you can book your home resort starting in July 2018. 11 months is 11 months no matter what UY you have.

If you are booking a June 2019 stay with a June UY - the stay falls into your June 2019 UY so you can use banked 2018 UY pts + current 2019 UY pts + borrowed 2020 UY pts (if needed).

If you are booking a June 2019 stay with a Dec UY - the stay falls into your Dec 2018 UY (Dec 1, 2018 to Nov 30, 2019) so you can use banked 2017 UY pts + current 2018 UY pts + borrowed 2019 UY pts (if needed).

That is what changes.

Stays in March, April and May booked with your June contract will be more at risk if you have to cancel. Stays in September, October and November booked with your Dec contract will be more at risk if you have to cancel.
