It's not as good of a deal as ppl seem to be implying...
you get the extra years straight from Disney at $96/pp
after closing costs you are paying $83.86/pp
difference is just over $12 per point or $1320.
I looked at that ROFR chart and it seems you should be offering in the low 70's per point for that type of contract.
eta~ thre are no closing costs w/ buying it straight from DVC.
That's just totally my opinion though.
You do have to buy a minimum of 160 points if you buy direct...which would be $15,360.I thought though that you had to buy at least 160 points to buy from Disney, which for us is a little out of our comfortable price range right now. Where is the ROFR chart that you are referring to? I've "heard" others talk about it.

Disney says a lot of things. Two-thirds of the current OKW owners are saying "no thanks" to 15 extra years for $15. Maybe even higher rejection than that, but that's what they admit to.Disney is saying to the current owners that the extra years are worth $25/pt. I don't think the market has spoken on what people are willing to pay for those extra years. If I were buying OKW, I'd be confused too!!! (If Disney is offering at $96/with extra years - $25/extra years = $71/pt in Disney's mind for shorter contract???)
I'd rather be comfortably clear of ROFR than to negotiate a great price which Disney snatches away from you.!
Here's a link to the ROFR thread. http://www.disboards.com/showthread.php?t=1710667
I haven't look at it recently, but the current info is usually on the last, or next-to-last, page of the thread. When you look at what passed and was ROFR'd, remember to look only at current transactions. What happened 3 months ago is probably irrelevent. Also remember that contracts for less than 150 points usually sell for more than larger contracts, because Disney tends to ROFR aggressively on smaller contracts.
Good luck!
You haven't really said that OKW is your 2nd favorite resort. I would definitely buy a very small contract at my 2nd favorite resort... and then do a small add on directly with Disney for your favorite resort (AKV). While still staying in the budget you think is best for your family. (This also gives you the opportunity to book AKV at 11months.)
You are in a great position... ready to buy DVC. It is worth the time you spend in thinking this through. Hope I have not discouraged you!

You are right that Disney requires that you buy a bigger contract straight from them initially. Buying resale is your only option to get the smaller size/price.

I can see DVC snatching up contracts though if a lot of ppl refuse the extension to get the re-sales off the market and force ppl's hands to buy direct from them at DVC's much higher price.
We're very happy with OKW. We've heard a lot of great things about it. So it probably would be our second choice, especially with the price. We've talked about doing a small add on at AKV in the next few years. We'd like to get our feet nice and wet before we catch the "Addonitis".![]()
Sorry I should have been clearer, the $96 price is at the $15/pp for the extra years. I guess it goes up at the end of this month to $106/pp...which is pretty laughable.![]()
