Well the appraiser came today and told us that there is no problem in reaching our goal as far as price goes so the refi is a GO. In fact he gave us the number that he anticipated and I was blown away! I cannot believe how much prices have gone up in this area.
Its been such a rough 2 years for us with all the medical/dental bills ( and we have GOOD insurance) and the business costs etc ( and some shopping on my part, Im not totally innocent). I will be so glad to get this all paid off and still have enough equity in the house to feel like we havent mortgaged our lives away.

I'm going for one of my permant implants and they just "forgot " to tell me about 4 $500 abuttments that are not covered by insurance!!! So much for a budget~
