two questions from potential buyer

We are aiming to buy into dvc in november when we go over.I have spoken to disney and they have sent me all the info and I have the name of a guy who is going to show us around. We are looking at buying 200 points. Can someone tell me if I would have to buy all at the same resort? We are interested in AKLV and where ever else is availible apart from hawiai. I did read a post tht someone went on the tour was offered the deal and when he said he needed to think about it the rep offered a better deal(lower $ per point). Has anyone else done this. I have indicated we want to buy and I have asked about offers which I understand do change however I dont want the rep to think we are a sure thing and not offer us the best deal.Should I ask for a better deal there and then or leave it a few days then contact him?
Also we are thinking of renting points this time.If we do buy into DVC would there likely to be any chance we could use the points we have bought for this years stay? I know it depends on availibility etc but just wondered if this was possible or if the vacation club would do this.

You could buy points at different resorts but I would suggest that you don't. Reason is that this way you could book an entire trip at your home resort at 11months out. If you want to try a different resort you could call back at 7 months to see what is available then and switch but you'd at least know that if nothing else is available you definately have a place to stay at your home resort.

Also, I don't think you'd be able to use your points for this coming trip unless you could purchase BEFORE travelling. If you rent points from another owner then you could save money over the cost but Disney does NOT get involved with rentals so you wouldn't be able to ge the points used for that.

Disney price are set not something the salesman can change. Just ask what the current incentives are and they will give them to you. Incentives do change from time to time but I do not think the guides know about upcoming ones until very close to the change.

The november dates are a holiday week here in the US I think you would have a hard time getting these dates unless you booked very soon. You could make that a condition of sale for the salesman. Often they can get a hard to make reservation to close a sale. This would have to be done now not when you come over in November they cannot just switch points while you are here and even if they could you would still have to pay whoever you rented points from so why would you pay twice.:confused3

You can break up and buy different resorts but at least one contract will need the minimum buy in requirement. Even if buying at one resort I would break it down to mulitple contracts in case you ever decided to sell you would not need to sell it all.

You would also need to decide if you like split stays because that is what you would have to book at 11 months if you bought multiple resorts.

There are 3 resorts for sale today, BLT, AKV, and SSR. They are all nice and each have different reasons for picking them. BLT may be sold out in Nov, but there is rumor there may be something else in its place time will tell.. Splitting the points depends on if you are a little more of a planner. The PP stated you have to book at 7 months, but you actually can book using 100 current points and 100 next yrs points with 1 resort and then next yr would have banked the 100 points and use the current points and actually have 2 resorts without splitting.

I have not heard of this. I think the deal is the deal is the deal. I have heard of discounts while buying on cruises, or watching a web cast, but never let's make a deal. That is a no no.

The likely only option for those dates would be SSR, maybe OKW. This would have nothing to due with Disney agree with PP.. You could check the rental board and see if you could find something.

The Guide will threaten you and say that the "deal" is only good for 3 days, but they never lower the price to get you to buy.

I will tell you that the prices and or deal can be different depending on where you buy. The Mall stores, WDW, and the Guides on DCL will offer different deals.

I would first focus on deciding on which resort you will be the happiest at for the next 30 years or so. I would hate to buy a contract and find out later that I don't really care for the place.

Just want to clarify on the following points for OP so they can have whole picture as they work towards a decision :

~ Despite the direction guides may try to steer potential buyers which will be towards purchasing at the resorts they are actively marketing aka "newer" resorts, all DVC resorts are available for purchase even for a first time buyer directly from Disney not just the newer resorts that they are pushing; there could be a bit of a wait involved for the points from 'older' resorts if they need to acquire them back through ROFR or foreclosure, but sometimes DVC does have those points from older resorts on hand so there may not even be a waiting period involved so if you'd want to purchase at VWL or BCV, etc. tell guide that is what you want.

~With a 100 point contract there can be as many as 300 points every 3rd year to use to book at the Home Resort those points are tied to during the priority booking window (11 most through 7mos+1day before check in date wanted) by using Banked/Borrowed/Current UY points in reservation ~or~ every other year 200 pts using current UY and either banked or borrowed or combination of both from same resort's contract.

Some people do buy in at two home resorts so that they can use banking/borrowing to alternate each year and get the opportunity to use the 11 month window.

For example, say you buy 100 BLT points and 100 AKV points. You can then bank the BLT points and borrow the AKV points to end up with 200 AKV points to use the first year. The 2nd year you would have 200 BLT points to use at the 11 month mark.

Thankyou all for your advice. I am going to rent points this year anyway as my renter is lovely and its the 7 month window on the 17th april. Wldnt risk not hvg anywhere to stay. I never thought of buying 100 at 2 resorts then banking and borrowing. Really good idea. Its such a hard choice as I like most of the dvc resorts. The only one we wernt so keen on was SSR. We had a rude cm bookin us in. The room smelt damp and they were decorating the building so was woke everymorning by workmen. Our own fault we should hv asked to change rooms but dont like makin fuss.Maybe we will try it again but i would ask for a diff location. We only stayed 5 nights. Moved to AKLV kidani and there was no comparison for us loved it. Staying at OKW which i hv stayed at before and loved. Def want to buy at aklv but then will hv to ask abt okw and maybe bwv or wlv. Cost of points etc. Gonna do the tour and will see. Its amazing tht people tell different stories ie the one abt bein offered a better deal. Will check deals online before we leave and see wht there is .
