Torn between resale and direct! help!

I'm having a struggle and can use some help. DH and I are looking to buy. I know resale is much cheaper than direct. I've been talking to Dianey directly as well as looking at the resale postings. The guide through Disney is quoting me $135/pp at Saratoga for 50 points (50 on the contract, 50 coming in October) he also said he has a room on hold at BLT for me in November that o can use my points on for an upcoming trip. I love the sounds of that, but it's killing me paying $50 more per point. I feel like I'm paying $2,200 for the 2 bedroom at BLT for one night. Any words of advice?

My deed for Saratoga Springs just showed up yesterday on the OCC website. I am right at 90 days since making my offer in March. If you are in a hurry and plan on trying to go in November you may be better off paying the higher price. If you have some flexibility on the timing of your trip or you aren't set on staying at BLT you may be able to pull a resale off. I don't suspect you would have your member number and points before mid to late September going the resale route. If you run into a snag it could easily add a week or two to the timing. My timeline was going pretty true to everyone else's experience until we got to closing and recording of the deed. I have lost about two and a half weeks in this phase of the sale alone. I am expecting to get my member number now the 1st of July. I was originally on track to get it close to June 1st.

How much is a cash room for that night? It's actually worse; you're paying $2,500, plus all those points for one night at BLT in a two bedroom.

Assuming you've done all of the investigation needed, feel you are a good candidate for DVC ownership, determined SSR is clearly the way to go, that 50 pts is good for you and can afford to pay cash; I don't think the difference at 50 pts is enough to fool with or is not enough to make it a big deal over. If all of those apply, I'd pull the trigger and get on with life. However, they all need to apply to proceed IMO. You can always buy retail later if you need to do more investigation but decide this was the way to go. OTOH, you could get 80-100 points for that or slightly more AND for SSR likely find a contract that gave you more extra points. Once you get over around 50 pts I think the best answer changes to clearly resale for most situations, 50 pts is about the crossover level between the 2 options for resorts that can be bought for a significant savings resale. IMO, getting that one specific reservation as a perk of the deal is never enough to turn a less than good choice into a good one.

Yes. I would do resale, which I did... But that's just me. If you ever want to sell it, the difference in price btwn what you bought it for and what you sell it for would likely be marginal. And you may even make a small profit.

Also, with this scenario, the price of the room would be the equivalent of the maint fees. Wouldn't that be ever so nice?!

For the same amount of money, getting a 100 point contract would give you much more flexibility when planning vacations. A contract of this size is still considered small and (right now) very easy to sell. Look into renting the points needed for your upcoming stay or even (the horrors! LOL) staying in a moderate or value resort would be my suggestion. I believe your analysis of spending $2,200 for that night at BLT is rather accurate, along with only getting 50 points instead of around 100.

Actully I would vote for September. It gives you a buffer month just incase you go at the end of sept. But either Sept or Oct would be good.

Buy resale. Rent points from an owner for this trip.

Also, I would not bank on that BLT room being on hold from your guide.

I'm all for buying resale and getting a lot more points for the money. I don't know why anyone would pay disney's price when resale is available for a significant savings. Resale saved me a ton of money and if I were to sell my contract today I would make a profit. And...we have taken several vacations over the last three years.

Then do that. The incentive being thrown in is the supposed room at bay lake. Is that worth the extra? Is it worth paying more for less than what you want to have?

Buying Poly?---No: Buy resale

Yes:

Can you wait? Yes: Buy resale in a few years

No: Buy direct.

I'd buy resale. In fact, we just bought a resale at SS. You can get more for your money. The only downside is it can take a while to get through all the paperwork. We started this process in April. We have finally closed and our deed is recorded, but we are still waiting for our membership number.
