First of all let me just say that this is a very informative site! I am new to this site as well, my question is. We are planning on going back to Disney World again in early 2007. I have looked at the DVD sent by DVC, but I am confused. When I/if purchase do i get my alloted points at closing or do I have to wait 1 year, also what is your thoughts on DVC versus DVC resales. Can I add extra points on a resale purchase and when will they be available. I have a lot more questions but I dont want to take up your time and space.

There are many threads and forums that have everything you want to know on them, but the searching can get somewhat daunting. I will answer your questions best I can.

First of all there are obvious big differences between buying direct from Disney vs. resale. Irregardless how you purchase, you will have the same benefits as any other member. Disney is offering only Saratoga Springs right now (other sold out resorts may be bought through Disney on a waitlist).

You will get points immediately when buying from Disney. Also resale when contract has closed and all documents have been processed with Disney (and if the points were available to begin with).

We have gone back and forth on the matter many times, and decided on a small resale contract (unfortunately Disney ROFR'd it). I personally just didn't want Saratoga Springs as my home resort..just my personal preference. We are now HOPING with CROSSED FINGERS that the Contemporary Resort Villas will be the next DVC property. If this is the case we will finance through Disney

You can always do add-ons whether you buy from Disney or resale but again it is a waitlist only basis and you never know how long it could take.

Everyone has an opinion on buying through Disney or resale, it boils down to a personal preference.

I think that I am very knowledgable about the DVC but there are MANY more on this site with MUCH more info. than myself. Take the time to go through the many threads here and you can figure out which is best for you.

With a resale, there is always the possibility that that contract has been stripped. That is, no points left in the current use year and none in the next use year. In that case, you wouldn't be able to make any reservations for at least a year until the beginning of the next use year. And you would have to borrow from the next use year.

For example:

You buy a contract with 200 points - June UY. All 06 points have been used and all the 07 points have been used. You wouldn't get any more points until June 08. But you could borrow them to make a reservation for a vacation beginning anytime from June 1, 2007. That reservation would use your 2008 UY points, so you would have borrowed from the next year. So when June 08 comes around, your points in 08 UY would be less the amount you borrowed.

More example:

You purchase today - Aug 21 06. You have a Jun UY. No 06 point, no 07 points. The first reservation you could make would be June 1 07 using 08 points (say 150 points). When Jun 1 08 came around, you would only have 50 points left to make reservations that year unless you borrowed from the next year. You would probably be in a state of constant borrowing.
 

Welcome to the party! I spent a good deal of time reading here before I joined, and learn something new every day!

I bought DVC in May, from Disney. To be honest, I was afraid to buy resale because of the problem listed above, and I didn't want to pay closing costs. I also wanted to be able to use my points right away, and didn't want to get into a situation where I had to wait. I've already been to OKW in June, and I have 2 more trips planned around the Thanksgiving and Christmas holidays at SSR. I was able to make those reservations before my final closing date.


There are a ton of great people here that will answer any question you might be able to think of. Enjoy!

You'll probably get a dozen or so answers to your questions in this thread. But if you look through older threads, you'll find hundreds of answers to very similar questions. Sadly, the search fuction on The DIS is a bit wonky - but just paging back through old threads will turn up a ton of great info.

In the meantime, one quick not: Somebody mentioned the possibility of getting a stripped contract if you by resale. Keep in mind this is something you would know up front and would factor into your pricing. There is even the possibility of buying a contract with banked points! But the time factor is real. In buying resale, there's a sizable delay between the time you sign on the dotted line and when you can book your first trip. Buying from Diseny, you can book right away.
