Title company?

Id give up all the credit card rewards to not have to use TRCS. For Jeffrey Sweet purchase I paid by wire, and it was just under $13,000 100 points. The fee was $510 including title insurance. Im not sure what TRCS would have charged for that one.

I've had mostly good experiences with Mason. And they are always right around $500 as well. Mason will take a large CC deposit.
 
I know most people have had good experiences with them, but we actually had a horrible experience with dvcclosings.com buying in CA earlier this year. After passing ROFR with no movement, we found out through our broker that Cammy couldn't close in California at the time and that she needed to subcontract another company to close. Cammy ended up ghosting us completely and we had to switch to firstam.com to close. We ended up being delayed about a month because of it.
 
Im actually using TRCS for a new contract that in ROFR. Seller is paying closing costs and they insisted on TRCS. :rolleyes2 Based off of them taking a week to process my deposit I assume this contract purchase will also take them FOREVER

Used them for CA and now for Aul. I mean I guess they were reliable as far as they did their job, they just did it very very slowly and with an attitude. I had another Aulani that I used First American. The process was slow, but they were extremely nice and I would use them again.

I use TRCS solely for my Aulani purchases. They are amazing. Very low fees and I've had excellent service. I found them to be much faster than First AM but certainly slower than DVCClosings (who don't do Aulani).
 
One reason I've never bought Aulani is because of the super high title fees as (I believe) those need to be done by Hawaiian title companies, of which there are few. Is there a cheaper option now? It's been at least two years since I asked. But back then, it was $1k to close, even for a small cash contract.
Yes there is less costs with TRCS and I agree they are not the fastest but I also believe FA is not that fast either so I much rather go with no title insurance and close to 50% of what FA charges.
