Title Company Choices

I read several threads noting variances in the title companies used for resale closings. I wanted to see about recommendations and pitfalls from folks who've done purchases recently. I have one in mind from the prior comments, but felt like a good idea to double check who was lower cost, better service, etc, from the folks here. We've been getting great tips from everyone here - much appreciated.

I recently used timeshare title inc for closing- broker recommended. Total closing for Aulani contract was $537. Broker estimated at $650. Aulani contracts are more expensive to close. They did a full title search but I didn't take title insurance. I would highly recommend them. They have an online tool where you can login and see what they are doing with closing. It is a log of each phone call, what has been sent and received... very nice to see where in process they are and they also kept me in the loop email wise.

They also took deposit up to 1k no fee credit card. They don't actually charge the card until rofr passes. No amex-just visa/mc. That is nice because the credit card charge is an instantaneous notification that you passed rofr.

I am still waiting on my closing documents... is it too late for me to choose? I am using fidelity as my broker....

Idk. I used Fidelity as well. When the contract was signed around the title company contacted me and started the process with taking the deposit. I assume that you gave them the deposit and they are waiting on estoppel... that means they've already done work and so probably need to stick with them. Are you also using timeshare title inc?

any thoughts on resales dvc using an attorney instead of a title company?
I closed on a contract that used a real estate attorney instead of a title company. They were every bit as efficient, communicated as well as the title companies and took about the same amount of time to go to closing. The price was about the same as well.

The worst was a title company that lost the cashier's check which had been sent via messenger to their office. (It was eventually located but not after a considerable amount of anxiety on my part and the insistence of the escrow officer that I needed to send a replacement check.) They were also the most expensive when it came to closing costs. That experience has made me reluctant to buy any contracts thru the listing agent that uses them even though I know that as the buyer, I can dictate the title company used.

We are in process with Fidelity also. Prior to/during initial contract paperwork I asked about using a different closing agent recommended here (Magical Vacations?). Bonnie said of course, which ever I chose but the quote from MV came back higher and did not include title insurance. As I recall it was about $30 more. We stuck with their preferred company. Just passed ROFR so we have not begun the process with the title company as yet. We have however been very happy with the level of communication and customer service so far with Fidelity.

This has been my experience so far as well. I too asked for another title company based on recommendations here but the cost came back higher so stuck with the original. Bonnie has been fantastic too, I don't think I've seen any negative feedback on her yet :worship:

Still waiting to enter ROFR myself, here's hoping today is the day!
