Timing resale purchase

Given the late time of the year, would it be smarter to buy a resale after January. Aren't all maintenance fees due in January?
 
Hard to say, owners might be willing to deal before dues are due. It's all about the numbers and you won't know how good the deal is until you do them.

Fees are always negotiable. Even if the owner has already paid them they may ask for reimbursement. Most of the listings do seem to have the current years fees paid by the seller so I guess that could give an advantage to the buyer. We're in the process of buying now and what actually influenced us to offer sooner rather than to study the market more was the timing of our next vacation. We want to go in December 2015 so we need to be in the system by January 1 to get the beginning of the 11 month window.
 
We made an offer on October 1 and our contract just passed ROFR, so we're still in the closing process. Part of our negotiation is that our seller pays for all of 2014 dues, which he is doing. Which I think is fair because we probably won't be in Disney's system as the new owners until mid December. 1st of December if we're being optimistic.
 

Typically the dues will be paid for by the party who will be using the points.

I don't think it's necessarily typical. I'm getting 2014 points and not paying 2014 dues. Several of the listings we looked at had 2014 dues paid by the seller even when it came with 2014 points.

It's all about the numbers. We paid 2014 MF's and closing costs. But we had a low points price. I looked at the different brokers. Took the MF's and CC added them to the price per point and that what I based my decision on.:thumbsup2
 
The only negative about buying now is that you have to pay 2015 MF at closing. Limits your ability to pay monthly, use your disney visa redemption points etc... Not a big deal for me as it is small contract, but I could see reason to complain on a large contract. We are being sent ROFR today. Got the exact contract point wise with the UY we needed. Could not pass it up.

Ours just went to ROFR today too. I was bummed about the MF being due now. (especially during Christmas season.)
