Ok we are booked at POR for 8 nights at the end of August and I'm considering switching. I've recently stumbled on this board and all I've read so far makes Windsor Hills sound wonderful. Can anyone here recommend what site I can find a condo from? We are a family of 5 and I would prefer all three bedrooms being on 1 floor. I would appreciate if anyone can give me some tips, recommendations, anything re: booking at Windsor Hills. We have never stayed in a condo before and I'm not even sure if we will do it but would like to explore our options. Thanks in advance!!!

Check out www.floridasunvacationhomes.com . Late August is considered their "low" season. You can rent a REALLY NICE condo for around $79-$89 (plus tax) a night. Plus, I think they may have a special right now...if you stay 7 nights or more, you get 15% off. We are planning to book a condo with them for next August (9 nights) and I was quoted $763 for this condo http://www.floridasunvacationhomes.com/property_vh.asp?Month=9&Year=2008&ID=13266&CatID= , which they say is right beside the pool and clubhouse area. If you go to their website and enter your dates and select "three bedroom/resort pool", it should bring up a listing (with nice pictures) of their available condos.

We are a family of 5 too! I always try to book suites so we have a little breathing room but honestly its tough for a week!!!! This is our first time at Windsor Hills, in fact besides NJ shore house rentals this is our first time not vacationing in a hotel!!! I am really looking forward to all the room!

I booked directly with the owner but if you check out windsorhillsrent.com you put in your criteria and owners will get back to you. Pricing seems very reasonable compared to a hotel room for the week!!!

Whatever you choose have a wonderful vacation - it looks like we'll be there around the same time!!

It's not easy being me, you know, having to decide amongst all these resort lodging choices on a WDW vacation. People just don't understand... :rolleyes:

IMO, WDW properties are way over-rated for the price they charge. We have stayed (with children) at off-site hotels years ago, on-site at the Poly(6 in two rooms), and off-site in condos, and the condos were far and away the most enjoyable OVERALL experience for everyone. If money is no object, an on-site condo is probably the best of all worlds, but if you price a 2 bdr condo on site (through WDW or even renting DVC points) the price is outrageous especially if there are weekend days involved(5 nights Sun - Thurs is still double typical off-site condo rates).

We are also a family of 5 and have chosen a 4bdr/4bth pool villa at WH for slightly less than price of two rooms (and less than a family suite) at a WDW value resort for our upcoming June vacation. We could have booked a 3 bdr condo off-site and even saved a few hundred more, but I will admit our plan was that a few hundred more total spent on nicer, closer accomodations, preferred flight times, luxury rental car, etc was well worth it considering the overall cost of such a vacation. This isn't a really "budget conscious" vacation where I'm counting every penny, but then I wouldn't be considering on-site if it was anyway. WDW for 7 days for 5 adult sized/priced people simply isn't the right vacation to take if money is the ultimate concern. By the time you add up admissions, airfare, lodging and food, etc you are into serious money even if you fly Valuejet, stay at Travelodge, and eat "cheap."

I priced our vacation thru AAA, WDW, expedia, travelocity and others both "packaged" and otherwise and it just made better sense to stay in an off-site villa rather than on-site. At worst case rates the villa is still slightly less($200) than TWO on-site value rooms, and a condo would be much less(300 to 600 depending upon location), usually they can be had for about half again as much as the price of a single value room. You can get 2 bdr condos in the area from as low as 80/night or even less, but you pretty much get what you pay for lodging. Some WH condos will be nicer(and prob more expensive) than others. WH is in the upper end of the middle price range, definitely not the cheapest, but not Ginn Reunion prices either. Can you tell that I'm a shopper? ;)

With three teens (DD19, DS16, DD15) having at least 2 bedrooms (and using the sleeper sofa) and two baths is a BARE MINIMUM for us. Usually we have found 3 bdr units are only slightly more than 2 bdrs($10/night). As such, we've usually gone for a 3 bdr / 3 bath condo in previous years when travelling with all 6 of us(DS21 is working this trip and can't get away), but the pricing on this property was right and we are splurging a bit on this trip anyway. We started renting condos during our vacations over 10 years ago instead of motel rooms(we have four "kids" - now ages 21, 19, 16, 15) and would NEVER rent hotel rooms again unless it was just the wife and I on a shorter stay or there were other circumstances (and free dining during your timeframe may be one of these.) The free dining is perhaps the only reason I would consider two on-site rooms for the 5 of us, but it is not available during our timeframe. And we simply will not share a single room and bath between the five of us for 7 nights, just isn't going to happen. I - WE'd rather not go.

I can not really express to you in words how much nicer it is to have a living room, kitchen, dining room, separate bedrooms, and 2 or more bathrooms when living away from home with a large party. It is so much more relaxing than ANY hotel room(s). You can kick off your shoes and relax and watch a movie sitting on real furniture, have a nice drink on the lanai by your pool, put little ones to bed in their bedroom, we don't wait for or fight over bathrooms(with large parties and/or teenagers this really does speed up the morning routine), etc.

Like anything else in life, there are plusses and minuses to both choices. You don't get as much WDW theming(although many owners theme their condos/townhomes/villas, esp. children's bedrooms) off-site, though I find it nicer to get away a bit from the 24/7 over-the-top WDW immersion. All age groups(and especially the young ones) can sometimes use a break from "the Magic" and captive consumer lines and prices. You generally have to drive and park(+$10/day) rather than take WDW shuttles(slow). We have found that even when on-site a rental car is very disirable, so I don't factor this in. Off-site you don't get EMH's, but at the time we're going the parks are open long hours(MK 9a - 11p) and we don't want to be up quite that early for an 8a opening(at the gate at 9am is fine) or stay really late past 11pm anyway. Upscale off-site resorts like WH generally have as nice or nicer pool complexes(and private pools/spas in some units - a big plus) than WDW and shorter walks to parking(or bus stops), pools, clubhouses, etc. With an off-site condo you can buy food, snacks, and more at much more reasonable prices, but you also have to buy items like toilet paper, salt and pepper(get the cheap $1 shaker), dishwasher soap, etc. And you'll have to do normal clean-up: for us that means we pull up the bedspeads and load the dishwasher every morning, and throw up a load of towels/laundry when needed - I think having a W/D in the condo more than makes up for this "inconvenience." No big deal to us, but some people simply must have daily hotel style maid service, which is sometimes available in a condo for an extra fee, but it's pricy. We usually eat all our breakfasts in(cereal, eggs, pancakes, bagels, etc - easy QUICK stuff), pack a snack and frozen water bottles, and cook an easy dinner every other afternoon/early eve(we still eat out a bit). We usually do a quick shopping after an inventory of what we need on arrival and make a run to Publix and stock up for the week. Most owners supply a "starter" of toilet paper and perhaps some bath soap, some supply more, but our experience has been you pretty much have to buy all your expendables - we bring some toiletries from home and buy the rest on arrival. Some owners like 2min2disney actually have a supply list - he has posted it here before and if you search you should be able to find it - he may post a link if he reads this.

5mins2disney is a great resource. We were going to rent with George but another disser beat me to one of the days we were going to be there. He is very helpful and others on the board have raved about him. He has 3 townhomes and is so very helpful. I can't wait until next year and I will get my dates in EARLY.

Are these WH condos? After the never ending winter here in Maine, my mother has decided she wants 3 weeks in WH in March 08, so I have just staretd the process of looking for a condo for her.
(in addition to seeking out our own annual March villa!).

I would also add that you cannot rely only on windsorhillsrent. We just used it for a search and I only got about 10 replies back for 6 bedroms homes in WH. If you go on VRBO there are dozens more, many with our available dates.
 
We stumbled onto this board a few weeks ago, also. We've gone from Old Key West to thinking we'd stay at the Reunion Resort, to renting from a private owner at Windsor Hills. I've gotten so much wonderful information from this board, and thank everyone who posts it!

I have a few questions:

Are there rental fees at Windsor Hills for things like tennis? (Use of the courts, renting racquets, etc.) Is there a list anywhere that shows what the fees for different activities are? Also, if you arrive say, at noon, and checkin is at 4:00 pm, can you use the Windsor Hills pool and facilities until you can go to your home at 4:00?

According to my booking info (we are going on June 6) you make a fully refundable $6 per person deposit for a pool/clubhouse pass to use during your stay, and for stuff like tennis rackets, ping pong, etc you put up a small additional deposit each time that's refunded when you return any rental equipment that's needed. Other than having to put up the deposits though, my understanding is that there is no charge for any of the activities.
 
As far as the check out times ago - are they flexible? I was kind of hoping for late checkout since the flight home we are hoping to get isn't till 6. I'd like to check out about 2. Anyone know if that is possible?
 
There is no charge for the activities just a deposit for the equipment as the buzzard said. You do have to go to the clubhouse and get your pass key to use for the pool, clubhouse and playground. It is a refundable $6. if you return it and don't lose it. If you do lose it you're out $6. plus will have to get another and pay the $6 again.
I think you can check in early and use the clubhouse while you're waiting to go to your house. George, 5min2Disney, would know better.

As far as your early checkin / checkout request, it really depends on the owner, the MC, and the bookings. We will always let people do either, for instance, if we can (it's a big if). Reason being, the cleaners need time to properly clean the homes between guests, and these are pretty big homes (1500 sq feet!). If a guest checks out at 10:30am...and another is coming in at 4pm....they need mostly all of that time to clean the home, and do the linens / laundry. If we don't have someone coming before that guest...or there's no one there until the next day...we simply ask the cleaners to come a day earlier or later and it works out great, if the home is fully booked up then there's just no way. I say it's a big "if" for us because we're usually booked pretty solid, gaps are not that common, but it does happen! Owners, by the way, tend to be more flexible on checkin/checkout times, MCs tend to want to charge guests for this or just not allow it, of course this is a very general statement. You need to realize there are 1001 homes in Windsor Hills, condos, townhomes, and single family homes, and probably a few 100 MCs in the resort, so there's variation from home-home, but they're all brand new and gorgeous for the most part!

There is variation in the theming, decorating, amenities, electronics, bedding, etc, from home-home, and naturally, the prices. Some people care only about the price, for instance. Others come back and say they rented a very "basic" unit and wished they'd had better beds, pillowtop mattresses, etc. (and I ask if they were one of those people who beat me up on the price!? You get what you pay for! hehe)

All activities at Windsor Hills are free by the way, you just pay a deposit for the prox card, and to use the sports equipment, the movie theater is free too, so are the movie rentals for it. The only thing I can think of that might cost you is the sundry shop goods, and quarters for the arcade games in the game room.

We do have the free ddp so that is something we would lose and we would have to rent a car & I don't know how much that would be so I'm not sure what the best way to go is. All of that extra space sounds so appealing though....ugh! Decisions! Decisions....lol! Would you all forego the free dining plan for extra space???

The funny thing is a few years back when we first rented there I was SO "pro onsite" only! LOL My wife dragged me here kicking and screaming, to the point I told her if we showed up and I didn't like it we were going to go to WDW and checkin to the Grand Floridian! LOL Turns out we LOVED it so much, we went back a year later, one of the best vacations we've ever had, anywhere actually! Next year we had such a good time we bought a place there.

My opinion on "free" dining? It's not free at all, you're paying for it as part of a $250-300+ a night hotel room! "Included" is a better word! hehe

You'll save more $$ and eat better by being offsite. It's not like we scrimp on anything when we're there, we eat nice dinners and such at all of the parks or WDW restaurants when we want to...but we're not forced to eat every breakfast, lunch and dinner out either. All in all, we end up saving a lot more, have more flexibility / choice, room, amenities, etc, which all adds up to a better vacation for a lot less cost. With the savings from our first trip compared to a couple we met who had booked an onsite room, we were able to take a whole second TRIP to WDW...ok...that's "magic" to me! While they're home next year paying off their credit cards from their last trip, we're there enjoying it all over again, and in a nicer place to boot!

I don't think I'd go as far as an Excel sheet, but I would certainly do some basic math and factor in the DDP and would be very tempted by "free" dining - provided, of course, that I could actually get the ADR's where and when I wanted. I've read other posts on the DIS that TS's are getting pretty booked up already for this Aug/Sept. There are many trade-offs either way, and so many variables: ages in your party(value of the DDP), touring styles(EMH commando vs having resort/pool time), food requirements, having a car for shopping and even internal transport, etc. Without the "free" DDP I think the edge easily goes to off-site. We're going in June so it made my decision much more easy. But, as I said previously, one room for five of us wouldn't cut it for us, even with "free" DDP.

The only easy call is that either way, you're going to have a wonderful vacation. Smile!
 
Onsite with free DDP would never work for us b/c we don't spend all our time in the Disney resort. For someone who does, it could be worth it. We also have a family of 5, so there is no affordable accomodation within the WDW resort for us at all, even with 2 standard rooms at a value! We will always stay offsite - the only time I could see us going onsite is for a split stay, where we only did a few nights onsite and the rest offsite. But I don't like to do that, b/c I like to "put down roots" wherever I am, and not pack up until it's time to go home.

There are so many factors that come into play when choosing Orlando accomodations - you have to know your family, your budget (incl. food) and your vacation plans while in Orlando. It also helps to have learned from past trips what works and what doesn't. I am leaning towards a house with a private pool next time, b/c I found that if we only had a small slice of time, I didn't want the fuss of packing everyone up to walk down to the hotel pool. And something so simple like forgetting the camera in the pool bag (I had taken it to snap some pics of the resort and pool area) and not having it in the backpack for our Lilo & Stitch breakfast the next morning makes a difference!

Next time our youngest will be at least 6 and able to swim well, and I will be comfortable letting them jump in and out of the pool themselves, once they tell me first and I can keep checking on them. A private pool means I can load laundry or the dishwasher, sort out shopping purchases, talk to other family members who don't want to go down to the pool, stay in a cool spot just inside etc. Most trips to the pool last time were supervised by only me, as none of the other adults wanted to come!

Now I just have to find a pool home that we can afford - we were spoiled last time by having our accomodations for free via my parents' timeshare exchange - it was a large part of how we managed to even afford the trip to begin with.
