Thinking of buying...

I have just started to get information about DVC. I still have lots of questions. Say I buy 200 points which seems to be the amount we would need. But how do I know what I will get in the years to come for 200 points. 200 points seems like enough for now but what about later? I know I can buy more later.

The points it takes to stay at a DVC resort now are the same amount of points it will take in they year 2042. They can not go up. The points can be juggled slightly (go up for one season, go down equally for another) but that has only happened once. The points to stay at other resorts can and do go up often, but for DVC properties, they are set (except for the example given above).

From the Product Understanding Checklist I signed when I closed:

"8. Each DVC Resort Vacation Home is assigned a nightly Vacation Point value, which varies depending upon the season of use, location and size of the Vacation Home. the number of Vacation Points required to reserve any specific night in a particular Vacation Home may change based on seasonal demand. Except for normal variations which occur in the calendar from year to year:

The total number of Vacation Points required to use all Vacation Homes during ech calendar year through January 31, 2042 can never increase.

If Vacation Points for one specific night increase, it will be offset by a decrease on another night or nights.

Reallocation cannot exceed 20% per calender year, except under limited circumstances."

The bold is Disney's bold text not mine. Basically they can reallocate points, but they can't increase the total number of points for a stay.

Hope this helps!:D

The whole idea is that points don't change. The total number of points it takes to reserve the entire resort for one year can never change.

They can, and so far have only once, adjust points. Make vertain seasons lower and make other seasons higher by the same amount. It happened back in 95 or 96 at OKW, and it happened when they made the standard view at BWV....although that only included certain units going down, there was no evening action of anything going up.

Does are the only thing that can go up every year. Dues have averaged under 5% annual increase...and even that is unfair, since the only large increases came many years ago at OKW, when it was the only DVC. Not counting the first three or four years, dues have averaged under 3% increase. Our dues have actually gone down several times.

After you purchase the 200 points you WILL need more. No one has enough points. It is something that we have all accepted and you will too if you buy in.;)

Anniet explained it best. Until 2042, the value of your points will be "locked in" for reservation purposes.
The annual dues, however, may (and will) increase. Fortunately Disney is a great management company and the increases over the years have been minimal for the most part.

Good luck with your purchase!

Kind regards,
Shontell
