Have been reading all the great info the disboards have to offer but still have a few questions.

1) I am thinking about purchasing 100-140 points. we go over two years so I think that would be enough if I was to bank the previous years points. Just looking at staying in a studio nothing more but should have enough for a one bedroom villa if need be. I think this would be enough points what do the DVC veterans think?

2) still trying to understand the use year portion. So say I was to purchase this month (Aug 2015) would my use year be in Aug? In addition, if I was to purchase this month I would probably not be going until 2017 would I be able to bank these points? Or should I just wait until January to purchase?

Any help with this would be greatly appreciated.
 
FIrst of all- Poly does not have 1 bedroom villas. It is all studios and 20 bungalows(which are the most expensive properties in DVC costing 1000+/- points a week and 1,000 in cash yearly fees per night alone) But of course you could stay at other dvc resorts inside 7 month booking that do have 1 bedroom villas

You are not buying the right to always stay at poly unless you get a fixed week- you are buying a booking window 11 months out, at 7 months out every DVC member has the same right as you do.



Are you aware of yearly fee's 148 points would cost you around $892 a year (with 3 to 6% increases every year) and a upfront fee of around 25,000. So in essence you are spending 25k to still pay 125+ a night

Not trying to scare you or say its a bad deal, just laying it out there


1) Google the poly point chart and see how many you need. If you are only waiting to go every 2 years then buy half the amount you want and you can bank every other year to double your points.
For example- Adventure season- (the cheapest time to go) is 148 points a week for lake view studio and in premier season(the most expensive) its 269 a week. so say 120 to 125 points would pretty much cover any week you want to go every 2 years by banking or borrowing it up to 250 points.

2) you can pick your use year although some do sell out, ask the salesmen.
Edit to correct info: you can bank 100% of pts up to 8 months from the start of your UY and nothing after that.


When you purchase direct they will make a 1 time exception and bank your points.

-Resale is way cheaper if you look at non poly resorts.

with UY, you want to travel early in your UY - and ideally, never in the last few months of your UY. UY has nothing to do with booking dates. i have an oct UY and usually travel in nov/dec...so that works great for me...

Really wish DVC guides would be more specific or honest about the Poly Villas. A buddy of mine just took the tour and called me last night saying he was going to buy in, at Disney today. He said the guide told him he should buy enough for a studio each year. My friend asked about 1 bedrooms and the guide said "yeah, you could do that every other year." He technically didn't lie as he never said "at the Poly," and used the word "could."

Anyways, I told my friend not to do it. He asked why and I told him the Poly has No 1 or 2 bedrooms and you have 3 young kids (ages 3,3, and 6). Long story short, he is determined to buy direct there and not resale (I know) so I at least convinced him to demand to look at BLT and AKV today. He said he would call me tonight and let me know what happened.

You can specify your UY of the 8 they have. If you decide to proceed, I'd get the best UY if you have consistent travel plans even if you get less current points in doing so. For example, if you normally travel in June, I'd get a June UY even though a Sept UY would give you more points faster As for whether it's a good choice, it might be depending. The issues would first be whether DVC makes sense for you such as paying cash, planning 11 months out for the Poly, you're OK with the compromises of a timeshare and you'd go at least every other year. If DVC makes sense, then there's the question of whether the Poly is a good choice. If you'd stay at the poly most of the time, esp in a standard view, it might well make sense, just realize you'll be paying more than twice as much compared to buying say SSR and that if you use the points for other places very much, you'll likely pay more than if you owned say SSR and rented the Poly when desired. If you end up proceeding, I'd only do so for a fixed week, hopefully one that makes sense for you. But even if there isn't one that works for you, I'd still buy a fixed week that approximates the points you want. BTW, I'm not thinking the Poly will be dramatically difficult to get at 7 months out with non Poly points though time will tell.
 
We bought at Poly today. Our guide was great. But they did try to sell us a different UY by default. I think it was March they were offering? They said I couldn't get a December 2014 UY. Well, armed with the knowledge from the great members here, I was able to call that out a little and they went and got approval from management. The guide came back and said the "manager" asked why we were there now when our typical travel time was supposed to be December (it's actually June/July). That part was a little weird.

The rest of the transaction was very smooth. We knew exactly what we wanted and knew how the program worked thanks in large part to these boards.
 
Update: My friend demanded to be shown BLT and AKV. They did so but told him only Poly and Alan were actively selling. He told he he would be buying resale and threatened to leave the tour. They sold him 200 points at AKV..

Couldn't stop him from the "heart" purchase, but at least talked him out of a bad fit.

Wait until he finds out that 200 akv points could have been had for 78 a point instead of 160 a point.... remind him he has 10 days to cancel and show him resales. It's worth 90 days to save around 50% (or spend the same amount and get 400 points)

I already have a very long email sent to him about it. His wife wanted direct because she keeps getting stuck on the idea of a cruise and she said to him "well, your friend bought VGF direct." Yes, I did, but that is a very different situation than AKV...I am already looking resale for our next contract. I hope once he looks at the resale sites with her, they will reconsider. If not, hey, their money went further at AKV for multiple reasons than Poly...
 
How many cruises will approx $16k purchase? And without some of the restrictions that comes with a point trade. Also, depending on the cruise 160 points might cover only 1 or 2 of the family and they'll still have to pay cash for the remainder. Just a few other things to mention although as you mentioned it seems they are buying with the heart.

Except the Poly is likely a better value if one is determined to buy direct.
 
I would think you'd be better off buying Poly if you want to buy direct. Why buy AKV when it loses half its value before the ink is dry? At least if your buddy buys Poly, he'll retain most of the value (for a while anyway), should he decide to get out.

That's a good choice. He can always buy later direct or resale. No reason to rush it.

There are reason's to buy direct or resale but cruising is NOT one of them. Cruising on points does nothing but convert your annual fees to cash rate.

Everyone should really be mindful of their annual fees per point. You aren't vacationing for free after the buy in.

That said. I love animal kingdom and hope he finds a nice resale site contract and takes the 15k + he saves(if he buys resale) and puts in towards those kids college fund.
