What kind of increases have you experienced in your annual dues.

Info provided by Disney estimates 2001 dues of $3.6275 per point with annual increases not to exceed 15% without the approval of the majority of owners.

Compounded at 5% annually for 40 years, dues per point would rise to $26.81 or over $4000 annually for 150 points.

I would also like to know approximately how much of the dues pertain to real estate taxes.

I had a similar question prior to purchasing my DVC timeshare. In my discussions with other members I was advised that members experienced a slight decrease the past several years. This year a contract of 150 points at BWV would cost you $ 3.83 per point for a total of $ 574.50. As I recall approximately $ 104 was for real estate.taxes. The remaining portion goes toward repairs and general maintenance. I think the dues are in accord with other timeshares on par with Disney such as Marriott. I hope this helps! So far we've had very good news with dues. The increases have not been high at any of the DVC resorts and sometimes have actually gone down. The 15% increase is a maximum allowed by FL law. Increases to date have been less than 6% at a maximum and that occurred early on in DVC history.

To give you an idea, here's the dues increase history for OKW starting in 1993 with the yearly increase percentages.

  • 1994 +5.3%
  • 1995 +5.2%
  • 1996 +5.3%
  • 1997 +5.3%
  • 1998 +.9%
  • 1999 -.3%
  • 2000 -.4%
  • 2001 -1.2%

2001 OKW dues of $3.1272 per point are broken down as $.7157 for taxes; $2.0649 Operating; and $.3466 for Capital. The real estate taxes are estimated and most years are overpaid with monies refunded on your bill for the following year.
