Okay ...

so I’ve made it through ROFR but now nothing has happened.

I was told on 3/2 it made it through (even though fidelity told first American on 2/28)

since then I’ve just been told that first American is waiting on the settlement statement in order to get me my closing documents.

Fidelity says this can take 3-4 weeks?! I’m so confused. Why is this taking so long? Is this normal?

Yeah, that’s normal. We literally just went through the resale process with Fidelity and First American (we had the points added to our account last week). After we cleared ROFR on 2/6 we received the contract from First American about a week later. We signed it immediately and so did the sellers, but then we had to wait for the sellers to send in the executed Warranty Deed and Seller Affidavit. The Warranty Deed needs to be notarized, so that took a few days for them to send in. That’s the step that could cost you some time. We had really motivated sellers that were very quick to turn everything in throughout the process; they sent in the warranty deed and affidavit on the 2/18. Everything closed on 2/20, so after the warranty deed and affidavit are sent in by the seller it will probably only be a couple days until closing. The following week after closing we received the email to set up our account, and then the points went in the week after that.

Hopefully this helps. Again, we used Fidelity and First American also. I sent occasional emails to the First American agent to get updates, so you may want to consider doing that if you have questions.

This is normal. Once you clear ROFR there is estoppel.
Thanks for the reassurance in that process. I got the Good-News ROFR call on 3/6, and was wondering how long the radio silence would/could last until I see something from the title company. Now I'm not as panicked, but I will still be on-edge until I receive that confirmation in a written communication! :earboy2:
