Tax bill...ouch!!

Just got my preliminary property tax bill in the mail.

$7740.16 :sick:

Although we live on 5 acres, (2400 sq ft home) we have NO police, fire, garbage pickup, sewers, etc. We're served by the State police, neighboring town's fire depts and EMTs, we pay for garbage pickup, etc.

We're in Warren County, NJ. And believe it or not, I'm not really complaining. I have neighbors that built McMansions and pay over $12K.

It just hurts a little to see it in print.
 
We get three different tax bills. One for the county, one for the township, and one for the school district.

Is all of this combined into one for you, or is all of that money going to one place?
 
We have tons of services here in Essex, but no property (I have a 60 x 110 lot). My little 1800 square foot house costs me almost $12,000 a year in property taxes.
 
And see this is why I really don't mind my state/local sales tax of 9.75% on everything (including groceries) I roughly figure that I spend about $5500 in sales tax spread out over all of my purchases for the year. My property taxes on 1 acre and a 2200 sq ft home is $608 per year. We also don't have a state income tax.

We have trash service, fire, police, EMT, great roads. And even though my state is ranked low on spending per student - my kids can read, do math, discuss slime molds, and find the US on a map. They have art class, and music class, and gym class. I have no real complaints about our education.

OP! :scared1: I am sooo sorry that you tax bill is that high! Do you get to prorate it, or do you have to pay it in a lump sum?

Yes it is combined: county is $2704, education is $4612 and township is $423.

It's built into our mortgage payment - a little less painful that way!

My mom lives in Union county and hers are just over 8K. Same as you - lots of services but her lot and home aren't huge.
 
Holy smokes. :eek: Granted, I live in a condo, but it's around 1200 sf and our yearly taxes are ~$800.
 
My tax bill should be coming very soon... Not looking forward to that one... We have a normal sized house on 1/2 acre of land and I expect it to be over 15k for next year!
 
Just south west of you and we are paying more than double yours. But I love where we live and think of it as a vacation. It is beautiful. But dang we need property tax reform in this state.
 
yes new jersey is way too high. way too many state workers,we are paying for it.
 
and this is why i'm thrilled to live in a state with no state income tax, and property taxes such that for my 10 acres and 2200 sq ft home i pay less than $2200 per year:thumbsup2

$1600 a year here for an acre, 2400 sq feet, Pikes Peak out the window (No tax on the view -- at least not yet...)
 
Mine are $9,400 here in central NJ. At least than better than my sister who pays $32k per year in Madison, NJ :eek:
 
NJ property taxes are high. We just got our bill, $16,500. It goes up an average of $500 a year. We are relocating to Florida, so our taxes will drop dramatically.

Property taxes have gotten out of control in NJ and something needs to be done.
 
My FIL's house in NJ taxes were just a hair under 14K. My taxes are more manageable $5K (also in NJ)
 
We have a 78 acre hobbie farm, out bulidings, about 2200 sqf house pool $35000 in decks , fire, garbage, RCMP srvice, free health care, our total tax bill is $807 a year. We live 8mins from the nearest city so it's a quick drive to shopping, banking, dining etc.
