Sunset Lakes or Windser Palms

I am looking into renting a 4 bedroom villa at one of these communities and I would like others opinions as to which one is nicer.It would be my husband and two girls 9 and 11. Sunset Lakes looks quite not as crowded but maybe I am wrong. Any areas in these developements quiter then others. I would like a pool. I notice some of the villa pools that back up to the lakes are nice in Sunset Lakes but some of the pools on either side have no privacy ( like bushes to give more privacy while in your pool) Any nice homes in these communties that anyone can recommend? Any suggestions would be great.
 
the only complaint I have heard about Windsor Palms - was being told the unit was handicapped accessible when it wasn't.

most people seem to love it.

I haven't heard alot about Sunset Lakes.
 
Both are in great areas so not a lot of travel time at all.

It would be up to price and amenities after that.

Both are lovely, close communities.

WP would have a few more "resort style" elements for you and your family..

Many will not tell you where the house is in the community but is there a map of each development somewhere. I would like to see a layout of each community.

Just a little information. I do not tell potential guests where exactly our home is located. Unless they plan on renting reason being a little to much information for just an inquirey. They have my web site they see the surrounding area that is enough unless they plan on staying with us. I also have a calendar so they know when our home is open, and if they had the exact address it is an open invitation. Our home is in a gated community so I would hope that is an added deterent but as we know if some one wants in they can usually get in.

Just like rentors we owners do have a lot on the line. I have property that could ber vandalised or stripped and have guests arriving the next day so I do try and keep our exact address off limits. As soon as there is written confirmation on both ends all of our information is disclosed and the rentors can verify our home exists, we are the true owners, our man/co's name and contact #'s and anything else they choose to have for their information.

I answer every question generally in a short period of time. I let my guests know when we will be away. and When we will be returning. I update pictures as best as I can. That I find as the most difficult because as soon as we arrive it is kaos until we leave. Most come from our man/co.

Ask as many questions as you need answered to know exactly what you are getting. I personally would ask specific questions about the home itself, exact cost to you, any additional costs, policy for cancellation, any thing that you need for your vacation such as childrens items, safety issues and anything else you can think of.

Good luck there is a home out there for you I am sure of it.

I stayed in a 5 br at Sunset Lakes community last October and loved it.. It's gated which was nice because you need a code to get in, and it was reasonably close to WDW! It only took us 10 minutes to get to AK parking lot! And maybe 20 to get to MK parking lot (this was last October and I thought there was still substantial traffic). There is a shortcut to WDW it's Sherberth Road.

There was a Publix about 5-10 minutes away and a Wal-Mart about 10 minutes away.

We had neighbors but they were very quiet (we were probably too loud for them with 4 kids) they would say hello in the morning when we were out by the pool, but other than that we didn't hear from them.

I am potentially renting a home from Sunset lakes & had used the Dibb UK map to find Sunset lakes. The owner will give me driving directions upon final payment, which im a little nervous about. Is this typical?

Weirdly in the latest version 2007 of the Unofficial Guide pg 212 it shows Sunset Lakes WEST of route 27 & next to Clear Creek. Which contradicts the Dibb Map...which shows sunset lakes EAST of route 27, just south of the MK under route 192 next to Emerald Island. Which is correct?

Sunset Lakes is beside Emerald Isle off 192 on Funie Steed Road. We rented a lovely 4 bed/3bath on the lake there last year. The community was very nice.

I think you will find that the community on the 27 is called SUNRISE Lakes so it is probably a typo .
Also it is usual not to get the detailed directions of the home until the final balance has been paid for a few reasons -safety being one and sometimes people who rent have friends /relations going to /already in the area and they have been known to go round a home and disturb the guests in there already .So the owner is simply protecting their home and guests .

It is how we have handled our guests and I think it is how many do.
 
Yes, most owners will not disclose precise location until you've at least put down a deposit, and some will wait until you are fully paid.

If you really want to know where it is within the development, though, you can check the county tax rolls---you should be doing this anyway to verify that the person who says they own the home really does. Unless the owner's last name is really common, it's not too difficult. But, except for finding out if the pool is south-facing, etc., I don't find that the exact location makes that much of a difference. And, a good owner will happily tell you those sorts of things if they are important to you (many have the information in their web sites.)

Oh I see - How rude! Unbelievable the gall of people. If I were an owner I would probably do the same thing. Ok ONE more question.
Is it typical to ask for the balance 60 days in advance of your arrival?
I have rented properties in NE and have never paid the balance of the stay until ARRIVAL on the property. I just found this weird. :confused3

It is usual when renting from an individual with only one home doing their own bookings.It is a safeguard against the guests cancelling or not arriving at all and the money pays the bills the owner has to cover .There are agencies that take payment on arrival- but of course they can do that as if there are no shows they don't lose out .
 
It is not unusual to pay between 60-30 days prior to arrival. That is pretty much the norm as far as I know it.

I actually did not know you could pay on arrival.

If by check how would it have had time to clear? I would gurss that would be by credit card. Silly me.

Is Sunset Lakes or Windsor Palms the better villa stay. I will let you know on sunset lakes after November 2006! Ttfn :wave:
 
From the sounds of it, I don't think you will be disappointed with either location. We stayed in a 4 Bedroom home in Windsor Palms last February and loved it. We didn't find WP to be noisy at all. We loved the location and being able to take the Sherbeth Road shortcut. It is close to the market and many restaurants. In the middle of the afternoon, the community pool area could get a little crowded. We didn't pay for our own pool heat so we used their facilities which were lovely. We would stay there again in a heartbeat but this time we are trying something a little further out at Regal Palms.
 
Both neighborhoods are very nice and I think you would be happy with either.
I think too that the best way to choose is by which house do you like the best.
I dont think you would be disappointed with either neighborhood.
