We are going to disney Feb. 17. I have the Hilton at vista buena booked, but honestly for that kind of money I'd rather be at a disney resort. We have a large family with special needs are want three suites, one being one or two bedroom, with a full kitchen. Which resorts have this? Or is it just the DVC villas? Need advise.

Full kitchens are only found in villas, so yes, that would be the DVC resorts. So:

Bay Lake Tower at the Contemporary
Villas at Grand Floridian
Polynesian Villas (only studios and bungalows)
Villas at Wilderness Lodge
Saratoga Springs
Old Key West
Animal Kingdom Villas
Beach Club Villas
BoardWalk Villas

All of these will be significantly more expensive than the Hilton. You can reduce the cost somewhat by renting from DVC members, but keep in mind that there are generally no refunds with DVC rentals if anyone needs to cancel.

This is Presidents' Week Winter Break for a number of schools in the Northeast and the Princess Half Marathon Weekend is this weekend. I'd be surprised if there is even anything available for Wednesday and beyond.

If we are going feb 5 th week, and presidents week is the 20 th, would it still be as busy ?

Are you talking 2017? I thin PP thought you were trying to go this week. There will definitely still be availability in 2017 as of now.

You can't book dvc with points until 11 months out if you're going in 2017.

It is unlikely to be able to book via cash/Disney until well within 11 months, since rooms at older resorts release based on a variety of factors that relate to point use, point banking and etc. since members can't book until 11 months out, there are limited inventory release mechanisms prior to that as well.

Yes, @Spork24 is correct - since we have not passed 2/17/16 yet, when you said "Feb 17" I thought you meant this year.

The week of the 5th would definitely be less hectic than Presidents' Week - though as we are all learning, there isn't really a "slow" time anymore - just busy and slightly less busy.

There is also the cabins at Fort Wilderness for a full kitchen, although no washer/dryer. If a special need includes needing quiet to avoid overstimulation, then the cabins are great because they are free-standing and you don't hear neighbors.
