DH and I are going to be purchasing Riv, probably direct, in about a year give or take. I am anticipating 175 pts. As I understand it, even purchasing direct, we would not be able to split off say 50 points to sell if we wanted to later on right? We would have to initially purchase 2 separate contracts in order to be able to sell off some of our points rather than all of them?

Also, if we did purchase 2 direct contracts, say one with 100 pts and the other with 75, if they have the same UY when I go to make a reservation would I essentially have all175 points in one pool to use at once or would I have to make separate reservations per contract?
 
You are correct once you have bought a contract it can’t be split by you at a later time.

If you buy two contracts with 100 pts and 75 pts and both contracts have the same UY same resorts and titled the same then you can use all points in one pool at 11 months.
 
Forgot to say that even with higher closing costs I’d would definitely recommend buying two or more contracts instead of one big.

Maybe you should consider 3 contracts 2 x 50 and 1 x 75. That way you can more easily downsize if needed.
 
Agree that smaller contracts provide more flexibility and easier resale opportunity.
 

Yes, starting with two will give you the ability to sell later, Remember, that the current perks for buying direct require 100 points, so you would want one of them to be that so if you maintain those benefits...unless you already have them.

Ooh good point I forgot about that. We will be first time buyers. I seem to recall needing 150 direct points to get the benefits. Is that not accurate?

May I ask why? I'm still struggling with how many points I should buy and if they should be over two different contracts. (looking at resale contracts)

Then when looking at two contracts for ~100 points each, I realized the price per point was higher and I'd have to pay an additional round of closing fees (from what I can gather ~$1000). I keep going back and forth which is best!

If you decide you bought too many points if you have one 200 point contract your only option is to sell the 200 points and buy a smaller contract. If you have two 100 point contract you can sell one. You can't subdivide a contract.

I am not positive but I have read that new buyers are not allowed to make contracts less than 100 points if they are buying RIV...and maybe CCV.

Sold out resorts are not done the same way.

I will just add you can always ask, say its what you require, and then walk away for a couple weeks checking in to see if they would then allow it.

Also who knows what direct sales will be like in a couple months when they are back up and running.
