After looking over the resales website I noticed that buying a property interest at Vero Beach will get us 200 pts. for @$65/pt. Does Vero Beach have the same end date as Old Key West and the other older DVC resorts?

Would this be wise to do just to get the pts. we need at a lower price? We probably wouldn't go to Vero Beach all the time, but would like to go there sometimes.

Another thing is, I'm having a hard time trying to convince dh about buying a resale. He says he'd rather go through Disney so there's no problems. Do you think he's right. Should I (just this once) keep quiet and let him do what he wants. It's just that I see all these lower pt. prices and I'm getting nervous about spending $90/pt. for SSR.

Any help would be apprecitated. Please!!
 
Call or E-Mail the office and ask for our new 16 page brochure. It's all about DVC & Resales. That may help.

Bottom line, if he's not comfortable going Resale then go along with him and get your points any way you can. You and your family deserve to start vacationing the DVC way.

The ownership interest at Vero Beach does indeed end at the same time as all the other DVC resorts, except SSR.

Your second question has been discussed many times, and the final conclusion of each of those threads is to "Buy where you plan to stay most often -- where you wouldn't be upset if you had to stay every year."

Vero maybe cheap upfront but the maintence fees are a lot higher than the other DVC resorts. You maybe better off at looking at OKW. I believe that Vero's maintenace fees are 5.27 per point versus SSR of 3.982.
 
See I didn't know that. I'm glad you all know what's going on because I don't. We do have a lot to learn in a short period of time.

Are all the DVC resort (SSR, BWV, OKW, etc.) have the same points maintanence fees?

Well, let's see.

To answer your first question about where to buy...I generally recommend "buy where you want to stay". If you buy at Vero, you will have the 11 month booking window at Vero, and 7 months at every other resort. Depending on when you are able to travel, having a 7 month booking window may be problematic. If you can only travel during busier times of the year, booking at 7 months in WDW may not give you a choice of all the resorts. There is also the point that others have made...even if the price per point price is less @ Vero, the dues may be more, and the net cost may be the same or more to buy at Vero.

As far as who to buy from...we have done both. We bought our first contract @ OKW in 1997 from Disney. We took the 10 year loan, because it had the cheapest per month payment. Our thought was that we could always pay more than the required monthly payment when we had extra money, but if we had a "lean" month, all we were required to pay was the low monthly payment. We did, in fact, manage to pay it off in about 3.5 years, by overpaying the monthly payment pretty much every month. It was very easy to work with Disney. We had no complaints.

We bought our second contract @ OKW in 2002 from The Timeshare Store (TTS). Again, it was a very smooth transaction, about 6 weeks from start to finish. Pat Spell at TTS was our agent. We paid cash for the second contract, so I don't anything about what, if any, types of financing TTS may be able to hook you up with.

I would say you probably couldn't go wrong with either, but if DH feels more comfortable buying from Disney, then go with Disney. Anything to get points!!!!!!!!!!!! ;)

I have a question. Do you get a locked in rate on this or do they go up every year for everyone?
 
The maintenance fees go up every year for everyone. Now, they could go down a bit or stay the same 1 year, but 10 years from now, they will all be higher I'm sure!

whats the minimal amount of points you can purchase each year for a DVC Resort? Im also looking into purchasing a membership. Looking for the cheapest possible way though.
 
I am also in the learning phase of becoming a DVC member. I am so inpressed with all of the information on the discussion board. Thanks to everyone for sharing their thoughts, it is definatly helping.

I do have one question, Is there anythin negative about becoming a DVC member? Aside from the money(upfrount and yearly dues) what, if any problems have people had? I have searched high and low and there are little to no complaints on the internet about DVC. It is not that I like to be negative, I just am trying to be fully informed. I am getting more and more excited everyday because people are so pleased with the DVC.

Any input on this??

If its cheaper to have SSR as your home resort at 3 somthings a point but you can still stay at anyother DVC resort. wouldnt it make more sense just to book SSR as your home resort? This my be a stupid question, but im just trying to figure this out... :confused3 :crazy2:

The only place to buy new points is SSR and the minimum is 150 to buy in. You could possibly buy resale and get less points but the smaller contracts are usually ROFR'd by Disney unless the $$ they are asking are higher than average.

I bought resale at 220 points but only after calculating how many points I would need to cover the 1/2 vacations I'll take to WDW each year at the times i will be going.

A lot of DVC members like to try out the other resorts. I own at OKW, but my first trip home (last October) was to SSR. In May I'm splitting a stay between BCV and OKW.

There are times when certain resorts are very desirable. BWV and BCV are popular during the Food and Wine Festival, and VWL is popular before and during Christmas. If you want to take advantage of these resorts at these times, you can book your home resort at 11 months and try to move your reservation at 7 months, but there's no guarantee that you'll be able to.

I'm not sure exactly what you're asking, but I hope this answered your question.

So lets say you buy 150points a year for SSR at $3.83, your dues are $574.50. THen you decide to rent your points out for $10.00/point. Someone could buy the points from you at $1500? So you are actually profiting? Im seeing this as an investment which may convinve my husband to do this! Please tell me if im wrong......... :Pinkbounc
 
Not a good idea as an investment! Theoretically, yes, you could be buying for $574.50 and renting for $1500, but there is plenty of fine print...
- you have to be able to find renters at $10/point. The DIS board is the only easy venue for this, and sometimes it seems like there are plenty, but often there are few, or they want to "take a few points off your hands" for $6-$9 per point.
- you can't just rent the points, you actually have to find and make the reservation and rent them that. Often would-be renters are looking for reservations at hard to book times, or even because the other resorts are full. The Boards right now are full of people trying to get a reservation during the next couple of months - pretty difficult because spring break followed by Easter has the place pretty full. Renters are many, but reservations are "not available".
- your time is worth something! It can take a surprising amount of time to explain the point system, work out timing and make calls to Member Services to secure the reservation. Repeat the process by as many tries as it takes to find out the time and/or resort is sold out and you need to try another option or try for another would be renter. Member Services only has extended hours one day a week. If you have a daytime job, long stretches on the phone renting DVC may not be in your best interest
- there is the issue of trust. While getting totally ripped off is unlikely as you control the reservation, there have been more than a couple of reports lately of members making arrangements for renters and then not receiving the money while the would-be renter tried to get a better deal somewhere else.

DVC is a GREAT investment in your vacations, it is not a great investment in your future income.
