So many BCV Resales!! Thoughts?

Just checked out the resale listings and was shocked to see so many listings for our beloved home - BCV. Any thoughts as to why? Could AKV be tipping the resale market? hmmmm....
 
I always watch the top 3 resale sites, and I have noticed a definite increase in activity from watching the past 2 years. I do think AKV is part of the cause. The low points, increased capacity of the 1BR units to 5 instead of 4, the location, etc. I think is very appealing to people who may be selling add on contracts especially to buy points at AKV.

Maybe they've had enough great WDW vacations for the time being or are merely downsizing and selling off a portion of their points. We are in the process of buying a resale contract right now...but when DH and I discussed DVC we both thought that's its highlly possible that we'll sell at some point in the furture. If I thought the time was right...?

Right now BCV sells at a premium to SSR, especially given that SSR has an additional 12 yrs. on its lease. But I know some posters have pointed out that at some point this will make a difference. Maybe the sellers are ready to sell and figure this is prime time to make $$ on their contracts.
 
AKV may play a big part, but there seems to be an upswing in resales in general. There could be several economic reasons (increasing retirements, home refinancing gone awry, empty nests etc.) - or it may just be that time of the year.

And I think resale venues like our ever-reliable TTS are becoming better known, so we're seeing more listings.

I think it's about peaked and it's already trending down. However, since I would NOT be happy if I can't get my BCV stay during Food & Wine I ignored that impulse to cash in while the market was hot!

Yes! I had that first reaction, too. Those contracts are going for way more than we paid. But we love our BWV. We'll keep it.

Has any BCV members done the math? I wonder if you bought in at $70 and sold at say $92, then turned around and purchased resale for SSR at $82 would you make a little profit, gain 12 years, and lower your maintenance contract?

I have a theory on home resort...I am thinking that after x years of ownership this becomes less important to folks (just a theory).

There are approximately 25 listing on TTS which is not really that much higher than it was last year. We were looking at that time and there were 22 listed. It goes up, it goes down. But the pricing had almost a $10 spread from low to high, which is unusual. I would be happy to buy the one contract at $88 if I had extra money.
 
Then there is the "Dean" factor from here on the DIS. On another thread (I think the one about Where is the DVC Market going) he stated that BCV is getting to its peak and those who are planning to sell should start considering it (and those who plan to keep their contract until the end need not worry about anything).

And Dean is the DIS-DVC equivalent of EF Hutton...When Dean speaks...everyone listens! :goodvibes

Interesting theory...it seems like many on this board seem very attached to their home resort. But as its been pointed out before...this board is not necessarily representative of all DVCers....so maybe you have a point.

What she said! I've been so happy with my 2002 BCV purchase. I love that I could sell it and make a small profit. You can't say that with most timeshares right now (and even some DVC timeshares).
 
I don't care why they're selling. I just know that it let me just add on 100 points at BCV! :cool1: My guide called on April Fool's Day and was so excited for us. We could have bought up to 140 points, but we couldn't afford that much. I called the next day to bank the first 100 (April is our use year) and the woman at Member Services couldn't believe it. She said the wait at BCV has been years up until now.

I imagine that the people who are paying extra for BCV will want to stay there exclusively, and will be booking within the priority window. If they do, and don't venture out to other resorts it will be harder to others to book BCV. I always said that if we couldn't get there for a night or two a year, (we're a couple and like a studio there), then and only then would I pay the premium to buy 25 points there. I think it's the price and I also think that there were owners who don't feel that it's the only place that they want to stay, so they are taking advantage of the market. Good for them.

Every so often, we see threads like this - the resort mentioned varies. There recently was one about SSR and I remember ones that mentioned BWV and OKW also. If we looked, we could probably find one about VWL, too.

With all due respect, counting the number of resales listed on one broker's website is of no value at all. It is simply a snapshot of the available resale contracts AT THAT TIME on ONE WEBSITE. It doesn't even represent all of the contracts that broker may have - many are offered to clients before appearing on the website.

There are several brokers selling DVC contracts and not everyone uses a broker/Real Estate agent to sell.

Disney/DVC is the only entity that has enough valid data to draw any valid conclusions about what is selling "out of proportion" to the total membership for a particular resort.

It's fun to speculate, but please keep in mind that any conclusions drawn are just that - speculation with no foundation in fact. (Don't want to scare the newbies or mislead the uninformed or naive).

Very good point! I can only see purchasing BCV at the current premium price unless I absolutely positively had to stay every year (or close to it), AND planned ahead to be within the 4 month premium booking window.
 
Not knowing much about the sales cycles of timeshares in general and DVC in particular, I wonder if it's possible that the increased number of BCV re-sales is due to the new restrictions on transfering points and the fact that MS is trying to close the loophole of so-called "morphing" points. Could it be that commercial renters loaded up on points of the "more desirable", harder to book resorts and are now selling because the rental business is being scrutinized?

When I noticed an influx of BCV points, that's the first think I thought of. I could be way off-base though.
 
My boss sold his BVC points - but it was because his kids grew to be more interested in IOA, and they would go there only every other year and travel other places as well. He said they loved it while they had it, but it was time to move on. That probably happens a lot.
 
You mentioned, the Top three DVC resale sites, What are they? I know one of them is the timeshare store, What are the other two?? thanks
