Looks like my house has some warning signs that the slab foundation may be in need of repair. A few cracks in the ceilings, a couple of doors not shutting properly, & a crack in the brick outside.

Anyone else encountered this? How much did it cost you? I'm assuming this is not covered under my homeowner's insurance. We have Olshan scheduled to do an inspection in a couple weeks.

My house is OK so far. I have heard in Texas, there are two types of houses, Ones with cracked slabs and ones that will have cracked slabs. Once you get it fixed they guarantee it for life. My dad had to get his last house fixed. It took a few days and the lifetime warranty transferred to the new owner.

My house has had termites. I heard the same thing about termites as about cracked slabs. It is just something that happens here.

We had a home about 5 years ago that we used Olshan for. I think it was around $4000. We were in the process of selling the house so not sure how it is holding up.

Our carpet had to be pulled up in the living room. They cut holes in the slab, dug stuff out, put supports in and put the dirt back and patched the concrete. We did need to have the carpet stretched and re-intstalled.

It did nothing for our cracks. They were still there. I have heard that sometimes the cracks close when they do the work. Our cracks were tiny so I guess they couldn't really close.

I think the cost is determined by "how bad" the problem is.

We had to repair our foundation about a year after we purchased our home, which was then brand new. Oh, the joys of living in Oklahoma. :headache: Cost was around $750/pier, and we had eight installed. Problem was completely corrected, and the crack that we initially noticied is completely gone.

Thanks everyone. That's about what I thought. Yes, here in the hill country, we live on one big rock!

99% of all damage to a home is due to ground shaking, strengthening your home to resist earthquakes and minimize earthquake damage, so spend the necessary money to repair the foundation is definitely worth it.
