Signing closing docs before WDW trip (seller?)

Hi all - I’m the seller in a delayed closing that was planned to happen after an upcoming WDW trip. Title company is asking me to sign docs now - though when questioned they said they wouldn’t officially close until after the trip. Just concerned it’s risky - for those who have done this before, would you recommend waiting or just signing now? TY!

I’m new at this but that does sound risky.
 
I don't think they can close it until that reservation ends - well, I guess they could close it, but I don't think Disney would allow the contract to be transferred in their system while there is a pending reservation.

As long as the contract you are signing states the correct closing date, I don't think I'd worry about it too much. If your reservation is pretty far out, maybe just wait until it gets a little closer? I don't think I'd wait until the reservation ends because I'd want the contract to close as soon as possible after that to get my money.

I was the buyer on a contract last summer that had a delayed close. The seller and I both sent our closing docs in prior to when the seller's reservation ended. I did not give my money to the title company until we neared the date and I confirmed that the seller had already signed their documents. Then, the sale was promptly closed after that. Seemed like a very normal process.
 
I think they can’t close with a reservation. But with that said if you want to wait don’t them push you into signing.

You could also email MA and ask just to get in writing that the reservation won’t cancel without your consent.

I just did this. I had a few points tied up in a reservation and I completed my closing docs a couple weeks before my reservation. I got an email saying my paperwork was completed and ready to close. The day after I checked out, I got all the other emails congratulating the sale and letting me know what to expect as far as the transfer and payment.

I just did that a few weeks ago! I signed as the seller before my last trip. No problems at all, but I did remind the broker and the title company every time I spoke with them that they could not close until my visit was over. My sales contract had my last trip noted on there, so I’m sure if they did close early and you lost use of your last reservation you would have recourse.
 
I have also sold a contract right after a trip. Signed the papers ahead of time, took the trip, contract closed as soon as the trip was over. Zero issues.
 
Bingo…BUT… I forget if I told you I extended our June VGC trip to include 3 nights at VDH…I may or may not have an ulterior motive. 🤣
Are you going to wait and see if you want to buy vdh instead of riv??? Did you sell some vgc??? Ohhh im so excited for you, summer at vdh seems fabulous, we booked july in our first garden! 🌞

I have my eye on those garden rooms - another reason to own VDH! 😎

I actually sold my beloved BWV - the reality is that we only use that contract in the summer and so far I have no issue using our direct points for the same room type…so I’d rather put the $ towards contracts with a longer expiration.

That was going to be more RIV (or now VDH) but I have a somewhat new dilemma: I have two UYs because we truly travel year round - all of my direct points are in June and all my resale is in Dec.

Right now based on our travel patterns it makes sense that I’d need more points in June than Dec, but I’m a tad concerned that down the road when we’re not limited to school schedules I’ll wish I had more Dec for winter/spring trips.

Don’t love the idea of mixing direct with resale in Dec so my options are 1) throw caution to the wind and load up on 175 ish direct points in June UY - here I come VDH or 2) buy 175 resale pts in Dec (VGF or CCV).

This sounds like a fun WWYD topic for a new thread 🤣🤣.
