Should we wait or do it now??

I am going to buy another contract. Still deciding BLT or Poly but that is for a different post! I am ready to do it but can wait if needed.

  1. With the new wilderness lodge cabins coming (not sure date availability) would that affect either resale or even direct point prices for other dvc properties?
  2. With the opening of Pandora and other great attractions will this influence the points to go higher as there might be more demand?
Any thoughts? Buy now or wait a bit.
 
I don't think there's any reason to wait. Prices don't seem to be dropping.

Honestly, I expect PVB and BLT to be similarly priced in about two years. I would have expected PVB to drop to BLT prices, but I'm starting to think they'll end up somewhere in between. Disney has exercised ROFR on 30% of BLT contracts last quarter, so I prices will likely increase there. And I though I paid too much when BLT was $94/point.

I doubt CC will have much affect, it certainly won't make it cheaper if it does have an effect. I can't imagine changes at AK park will affect prices including it shouldn't affect AKV prices.
 
No new resort has lowered prices, only seem to increase them because as every new resort opens, DVC looks more attractive as more good places to stay. The market seems to be way off saturation, resales are getting stronger every year. What will lower prices is nearing the end date on a particular contract, so look at that on any resale contract. Personally I'd be reticent to buy at one of the early ending resorts now. You may not want a contract for the next 40 years, but if you intend to sell in 20, a 40 year contract with 20 left on will have a lot more residual value than one with 5 years on. This is often overlooked.
 
Might as well buy now if you have a need for the point to stay at your desired resort. You would have to wait quite a number of years for the resale prices to change anything significant. If there is no pressure to buy then that is the perfect situation -- you have the money, you know what you want (for the most part) I would start putting in strong offers on resales and see who bites and what disney allows. That might be where you find some savings
 
If you are going anyway, will go in future, then it makes sense to buy ASAP if you have the cash in my view. It's a bit like renting a house, if you can afford to buy and are not overstretching and you definately want to live in a house, every month you pay rent is dead money.

Frankly, the only way to time the market is to wait for a deep economic recession. But would you be prepared to buy during a recession when you aren't sure if we've hit bottom or if we are still sliding?
