Shorter Contract: Benefits V Detriments in Resale V Direct

It is odd for certain. I'd have to review previous sales agreements but I believed them to state once the seller agreed to the sale and/or signed the sales contract they were responsible for the sales fee to the broker. I don't know how many brokers would hold them to it though.
That's the problem. The only punitive action the seller faces, is losing the sales fee. If they agree to re-list with the same broker, that broker may waive the fee with the promise of a larger fee on an increased list price. Although I can't imagine the fee would be that much larger.
 
It looks like DVC Resale Market has added that "Disney DVC has waived your contract and has issued the Estoppel certificate in one fell swoop! " language to their boiler plate email (I saw the exact same language on my last ROFR and have seen at least two others as well), so maybe it has become more common of late.

Nice that DVC seems to be going back to what they used to do and removing an extra reviewal step they created for themselves. The resale market continues to chug along like always so no real need to create more work for themselves by requiring one more touch to the contract before being done with it.
 
I’m not sure which resort you’re looking for but there are 5X as many contracts for sale right now as there were last spring, so resale prices are due to fall, not rise, if you wait.
 

They can do that, recant on an agreed offer?

Yes they can recant on an offer before contracts are signed. They can also recant up to 10 days after contract signed. My seller just wanted more money and that was it even after agreeing a good price. But such is life just have to go with the flow lol.

Just saw a youtube video saying how much buyback Disney is doing and how much cash they are willing to splash to buy back. Both my hopeful buys are within their budget lol. Still remaining hopeful.
