I was reading another post and don't mean to hijack the thread as it asked about renting, selling, options.

When is it time to sell? When do you know it is time to let go of the DVC? I have rented my points to my American friends and it has worked out fine. I want to return and take DS just one more time but I don't think we really we return.

When is it time and how do you know?

IMO it's a much more difficult decision for many than buying unless your forced by other circumstances like a divorce or financial troubles. In our case, we should have sold our larger contract 5 years ago but simply haven't gotten around to it. Now with the added and more costly resorts, we may not.

In my opinion, if:

1 - you are not in a position where you require the proceeds of a sale for any reason; and,

2 - you are making enough on the rental to cover your membership fees and perhaps even make a profit,

then I don't see a reason to sell at this point.

IMO you already answered your question. If say sell now

Resale prices are generally up
You don't see a lot of trips (if any) after your next one
Why have a MF hanging over your head?
Renting is fine, but still work on your end.

I think the resale market is hopping bc DVC is adding so many new attractive properties (VGF, Polly) that people want, but they are balking at the prices. And those resorts are fetching high point numbers so other members are looking to add contracts to stay there.

Plus there is always the threat of DVC adding other restrictions to resale contracts that could push their value lower.

I say unload it now before it becomes a burden or you HAVE to sell and may be faced with a down market some time in the future.

It may have been my post that prompted it - I'm sort of continually reevaluating keep or sell. Since I don't need the money, and the dues aren't onerous, we've kept - and we keep finding some use for our points - although last year it was four people in a Grand Villa to use them (and we have a small contract!)

We used David's to rent out our points this year and depending on how that goes, I might keep doing that rather than sell in a few years. We owe friends one trip - just waiting for their baby to get old enough.

We haven't been in 2 years. I keep going to DLP but don't use the points as it is a terrible plan. We stay offsite there for about 80USD.

I have rented to my friends in the past and did a few rentals to complete strangers. So far I have been very lucky and all have gone very well.

I guess we keep it yet another year. I will put the MF on the credit card and float it then pay it off over 2 months.

Maybe next year we should sell???:confused3:confused3

It's a personal decision, but I'd keep in mind that it's a depreciating asset and the longer you keep it the less you will recover as resale prices go down. There is also the ongoing opportunity cost of having the money tied up in something you are not using.

I certainly wouldn't keep something I was unlikely to use just because I could rent the points...even IF I were making a profit on the rentals.

If dues become a burden for any reason (job, health, school, growing family, divorce, etc.). Tired of renting points out, etc.

If you don't enjoy using them for WDW/HH/Vero, etc. and don't even take/can't take advantage of exchanging for whatever reason including financial.

You have outgrown Disney for any reason and wish to start exploring other areas and don't see yourself going back on a steady basis any time soon.

Since it sounds like you won't be using it, maybe now is the time. Where do you think you'll be in 10 years? Will you still want it then?

This is all good information to read and I think we will try to rent them out one more time.
