That could lose you a sale, though. It's your decision. Make sure that whoever is selling it for you knows that points are tied up in a reservation and don't exist in your inventory.

Oh of course I would let the listing agent know about everything up front! It's not a big emergency to sell it though, just thinking about it and I was curious.
Both of the contracts we sold earlier had this provision. We wanted to make the contracts available to prospective buyers but still take our vacation. Worked perfectly.
Here's my thought. When I look at resales I find that "can't close" to be a real turn off. Unless you were lower then market I would probably not make an offer figuring that gives you WAY to much time to "change" your mind, use your points etc and takes me off the market for a contract that might not actually happen. Plus why should I give the timeshare closing service the down payment to "earn interest" on for several months?
I would just wait until closer to your "estimated" close date and list then.
I agree with CarolA.....to a point. If you list the contract within a month or so of the "cant close until date" the buyer really shouldn't have a problem, because it takes a month or longer from the time an offer is accepted until closing on the typical resale.
We did this with our VB contract several years ago. I had used our VB points to get rooms at WDW for a July '05 vacation in September of '04. We then decided to put VB on sale with the Timeshare Store in January of '05. Knowing that if I sold VB before the July vacation date, Disney would automatically cancel our July res's, I had stipulate that if some one bought the contract, it could not close until after our July vacation. Three days after the Timeshare Store placed posted it, a couple purchased it and agreed to the stipulation placed on it.
How many points and where? Also, if you dont mind answering, why are you selling? I was thinking of buying and would be interested in hearing from someone who is selling.
The contract that we are thinking about selling is at SSR 270 points February use year. I will keep my smaller contracts. We are thinking about selling because our girls are getting older and the oldest will be off to college in 2 years, we find that we don't need as many points as we initialed purchased. We LOVE SSR and our smaller contracts are there as well. Good luck with your purchasing decision.
