Selling DVC for FL Vacation Home??

I am down to 100 points at BLT from 1000...I started when the resale restrictions were started + My son is 12 and seems less interested in Disney :(

Not sure if I should do townhome or house nor whether even to stay in Orlando area. It is just me and my son.

So, anyone on a similar path?

Should I keep the 100 points for my son?

I could still go on a nice trip every 2-3 years (200-300 points)?
 
Tastes change. If financially DVC still makes sense and you like vacationing there then keep a few points.

We sold of 8 contracts, (still have 20) we love WDW, like the discounted room, wish that Disney would care more about the core issues of owning a DVC interest.

We sold our DVC from 474pts. to now 150 pts. My husband and I love going, the kids not so much. Mine are young adults and just can't get the vacation time. So we use the points. You might want to hang on to the 100 pts. The MF's should be manageable and as your son gets older, may want to return again.
 
I thought of a similar possibility for our future. So, we purchased a 25 point contract in order to remain in the loop for whatever benefits remain at that time. That'll likely be our last contract to keep. We can transfer in points, from friends, if we still want to stay on some points.
 

We have 450 points at the BCV and 200 at Hilton Head. We are thinking about selling our BCV contracts for several reasons: we are retired and the maintenance fees are >$300 a month, the food and ticket prices are very expensive (we bring grandchildren and purchase their food/tickets too), and we have trouble with so much walking. This year we are staying in our RV at Ft Wilderness, and it that works out, we may sell. We plan to keep the HH points for a beach vacation every other year or to use for WDW maybe. I'm having a hard time with the idea of selling. I don't really know how to advise you.
 
If you've downsized from 1000 points to just 100 due to lack of interest, I don't really see why you would be considering an Orlando-area vacation home purchase.

I have a 12 year old myself so kindred spirits...although my son does still enjoy our Disney vacations.

That said, our boys aren't getting any younger. Perhaps when he is a bit older...maybe when starting a family himself...you boy's appreciation for the Disney parks will be reawakened.

If your goal right now is to spend as much precious family time together as possible, I'd suggest traveling to more appealing destinations over the next few years.

Once your son has moved out of the proverbial nest, then consider if you personally have any desire to become a full or part-time resident of central FL.
 
We are Disney fanatics. We first purchased points in 1993. As our children (3 daughters) have grown our vacation habits have changed. Our youngest became a CP 11 years ago and got offered a full time position and never came home. We used the points to go and "visit" several times a year.

However, we also decided, after she got an apartment with 3 other CM's to buy a townhouse. This happened after we meet her 3 male roommates.

We then used the points to give her sisters their honeymoon at WDW. Our youngest got married last year at Disney. She got her honeymoon at Alauni. We have started using our points for DCL trips in the last several years.

Since I will be retiring later this year, we are in the same position as most of you are. What do we do with our points?? We will be moving into the townhouse (1/2 mile from the MK) so we can visit WDW whenever we want. While we like DCL it is a poor use for points, cash is much cheaper.

Any ideas?

I would not buy a condo in Orlando. Market is terrible. If you want a house look in winter park. More upscale and desirable.
 
While I didn't consider holding a few points for the DVC discounts as a I thought just getting AP would give me similar deals...

I don't like condo's or townhomes as I'd be afraid of being able to resale...

I was also looking at homes in Lake Worth...
 
We bought a home nearby (Solivita) three years ago. Since then we've gone from 585 points down to 210.
 
Funny , in the process of buying a condo in St Augustine. we like the beach. Still have 570 vacation points but thinking of selling some points Didn't even go for our 3 weeks in March this year but did get the PAP voucher so when we close next month will drive over and stay for a bit and still have our 3 weeks booked at BWV in Oct then we will see. Not sure how the bracelet thing is going to work out, don't like having to make any plans and if that changes the feel of the vacation then points will be on the selling block. Gotten a not so Disney feel in the past years with crowds and changes in prices, food etc (except when Clair came in and seemed to care about DVC) Just me I know just saying how I feel. As as for AP discount we will get that with owning property in FL anyway. :)
 
I would LOVE one of those houses right on site at Golden Oak- funny they chose an Oak name for central Florida!

I think you might want to try the gulf coast if you want to buy a townhome or house. Something different from Orlando would be a pleasant change for you. Keep the 100 pts if you can for a trip to get away from all the beautiful blue water and white sandy beaches.
 
We have 385 pts. Our DD (26) and our DS (18) still love going to Disney as much as when they were in grade school. We now have a DGS of 9 months who has already been to WDW twice.

We recently purchased a house in the Lake Nona section of Orlando and have no intention of selling our points. We will still use them for an occasional on-site visit and at VGC.

To the OP's situation, it seems that Orlando has faded in attractiveness. If you are already down from 1000 to 100, maybe another location is worthy of investigation for a sizeable financial commitment.

My Wife and I have actually discussed this. We could sell our points right now and buy a small vacation home in the WDW area. However, when we look at what we get out of a Disney World vacation and realized that the Resort experience is a big part of that, we decided to keep our points.

If all we wanted to do was go to the parks to ride attractions, then maybe a house is some bland central Florida housing tract would be appealing.

I think if we lived in a northern climate it might be different as staying there would also allow us to escape the cold, but since we do not, we will keep things like they are.

We have discussed moving to Florida full time to escape our high state taxes here in California, but the Florida summers always bring us back to our senses.
 
My brother is in the process of purchasing a home in Citrus County, Fla. There are several beautiful HomePath home available (3% down, no PMI, closing help). These are homes owned by Fannie May. I would steer clear of Orlando.

Lake Nona is located in SE Orlando, basically a little east of the airport and on the border with Osceola County. 20 or so minutes to WDW. With the development of "medical city", we felt it is an up and coming area with future growth and resale potential -- but who knows for sure. We like the area, love the community which is gated (important for a 2nd home IMHO). I'm sure others have differing opinions.
