Selling DVC contracts - did/do you use multiple sites?

I'm selling a couple of contracts and have them listed with one broker already. Would it be better to use multiple brokers/sites to sell them or just stick with the site that has currently has my contracts listed?
 
Some things to think about:

Do the brokers you plan to use require exclusivity?

If you get full price offers from two or more different brokers, you may owe multiple commissions.
 
First, Thank you for not sharing the details of what you are selling and where!

I have only used one because years ago when I looked into it, it said a full price offer meant it would be considered sold and commission owed.

My luck I would have gotten full offers same time and owed two of them! But, I think people do indeed list multiple places and it’s possible that requirement no longer exists.

There is no language in the contract requiring exclusivity nor is there language requiring a full price to make the contracts automatically sold. So it sounds like I could fairly easily, but I just need decide if I want to go through with it. My contracts have been on the market for 2 weeks now and not a bite; I'm trying to be patient, but that's not one of my strengths. :laughing:
 

Mine has been on for a little more than month - I was wondering when I should switch brokers or how long people normally wait it out with one. I have not heard a peep from mine but I do have a delayed closing so not sure if that is the hold up.
 
I used two before, but it sold very fast, then I immediately took the other one down. I did ask, and they told me it was fine to do that. A month would make me impatient too. It does seem like things have slowed recently though in resales, just as pure speculation,

wow, we sold one contract last year within 24 hours of listing.

we considered listing on multiple sites but ours sold so quick, we didnt have the chance.
 
We put ours up with our go-to broker in March and it sold within three weeks. Just cleared Disney ROFR. So we just use one.
 
So if I choose to switch do I just ask them to delist it and then I can switch? I do not have an exclusive clause so I guess I could list with a second but that makes me nervous.
 
We are in the same position. We have our contract listed with one broker but I have also listed it for a private sale (ie without a broker) on a social media site. I haven’t had any offers via the broker and have only received silly offers via the private sale ($50 dollars per point below what Disney has been buying back for according to the ROFR thread). I’m wondering if one of the brokers with a higher commission might do a better job. This is our first time selling so I don’t have any prior experience.

I used multiple, got full offers pretty much same day (100pts@VGC). Didn't have to pay fees, but one broker was upset. But read the contract carefully, some brokers do want exclusivity.
Time on market will depend on what you are selling, how much you want for it, how many points and points available. For example, all things being equal you will sell a BWV faster than a OKW or SSR. But a BWV may sit longer if there are no points available in the current use year and all the points from the next use year are gone. Also, contracts higher than 150 pts sit around longer.
If you have points in the current use year and have not borrowed any points, it may just be your asking price.

So wouldn’t a good broker advise you to drop your price? And what if the new price probably won’t make it past ROFR - would it still sell better at a lower price- there are so many variables I was just hoping the broker would advise more I guess.
 
We are in the process of selling one contract (we had thought about selling 1 contract for the last 2 years and decided to after this years trip). I looked at prices, etc and selected DVC Resale Market. They reviewed our contract, came up with a fair price and listed it. We had a near full price offer in 4 days. Couldn't be happier.
 
Listed and sold 3 contracts this year with the DIS Board sponsor.
2 within the last week. (On the market less than a week).
I got an offer on my last 4th contract today ,,lowball offer.
Changed my mind and pulled the last contract off the market and plan to still use it.
Very happy with their services.
Still a OKW girl.

So just listed with another broker so now on two sites. It didn’t seem like it was a big deal when talking to them about it - guess since the market is slower I probably won’t get multiple full price offers so figured I didn’t have to worry about that! Fingers crossed it works out.

Agree, felt they did a great job for us. Just heard that it passed ROFR, so congrats to whoever purchased our contract. Makes both of us happy.
Still keeping our BWV contract.
 
Thank you all for your responses. I did end up listing with a second broker and I got offers today with that broker (11 days after) that I have accepted. I haven't gotten any bites from the original broker and I emailed them to take the contracts off the market. I did not mention that they were listed on a second site.

Be careful on the full price offer. There may not be a need for such language in an agreement to owe the commission. Its inclusion would make any argument you made in the contrary harder to succeed, but it's absense doesn't preclude that liability on your part. I would not do this without talking to a FL attorney first.

**Edit: I didn't read every post prior to writing my response. I'm glad it worked out for you, but my advise still stands for any others looking into this possibly.

I received offers for both contracts through the second broker and those are now waiting on ROFR. I never received any offers through the first broker; so it didn't matter in the end. However, it good for others to know that info.
