Sell 1 to buy another

I sold two Vero Beach contracts, (25 and 45 points) and one Hilton Head 50 point contract. 120 point total.

I cleared about $7700 and plan to use it to buy about 100 points at CRV, when and if. I will still have to come up with about $3000. :thumbsup2
 
Well, I'm one of those who advocate buying where you most want to stay. If CRV (when/if available) is where you most want to stay, I see no reason not to sell your current interest in order to purchase at CRV.

Thanks folks for the support. I can only have 1 contract but I want to build up my points. Why give it all to OKW extension when I could use the money for CRV.

It is nice to know that my thinking is not too far off.
 

I sold a Wilderness villas contract to buy more points at Boardwalk. And I just commented to friends today that I would probably sell some of my Boardwalk contracts to buy Contemporary.

While I'm the first to advocate to buy where you want to stay, I think for most people it's not a good idea to sell one to buy another. The exceptions would be those that want to downsize and those that are actually having trouble getting what they really want. Giving up $20-25 per point or more to get the home resort priority is likely not worth if for most situations.

We sold our points at VWL in order to buy at OKW. Dean has it right-"Buy where you want to stay". Unfortunately, some of us haven't stayed at some of the DVC resorts until after we're already DVC members. Once DH stayed at OKW, that was it-he was hooked on staying there all the time! Although we weren't having trouble getting OKW at 7 months, he just wanted to be one of those OKW owners. Maybe not the wisest move financially, but to us, DVC is about more than just a financial decision. Besides, we ended up with more points!
 
We owned at BWV, VWL and OKW...we sold all 3 to buy at BCV. We lost money, but my dd would rather stay home than stay somewhere else....so, we felt we didn't have a choice. We lost money...but, really...it's just money!!

We couldn't be happier with our choice!!

yes thats a good point, initially its tough to decide where you really want to stay since you hadnt had the opportunity

you can view the sales show rooms, but that doesnt really give you a feel for the place.

last thing you would want to do is sell points at a loss only to find out later you liked the first place better or didnt need the home resort advantage

its a tough call, unless you just love the location of the Contemporary(which I do) or love the current non dvc resort and think the dvc will carry the same feel (such as AKL, which I do)

Any particular reason you sold BWV to get BCV, other than personal preference? Just curious!
 
I personally believe that one should buy and hold it for at least 7 years to get to the so-called break-even point.

So buying where you want to stay is definitely important. Buying and then quickly selling makes no economic sense in my opinion.

In my case I owned points at 4 resorts - including 160 at Vero. It's been years since I stayed at Vero, and had no plans to start staying there again. It's a beautiful resort, but it's a miserable drive from SW Florida and frankly not worth the aggravation. So, I sold all 160 at Vero and bought 150 at AKV. I sold the Vero and netted more than I paid for them, and now have AKV points that expire 15 years later. I did have to cough up additional cash for the AKV points, but I considered it worth it, since I was getting the extra years.

IMO, what one paid for the points one is considering selling has no meaning. The issue is what is the net price difference between one contract and the other. For VB vs AKV, I wouldn't think that $25-30 a point would be worth it but it partly depends on how you'll use those AKV points and whether you could serve the same function with a smaller add on. In your case, you could have added roughly 40 points at AKV for the same money difference and ended up with 50 more points total. Actually someone who owns a lot of points at different resorts can handle the negatives of a non desirable (to them) home resort than those who own less points.
 
I sold my 230 point OKW contract in to buy 100 points at AKV. We set aside the remainder of the sale for 100 points at CRV. Animal Kingdom is my DH's favorite resort and the CR is mine :).

ETA: We always stay between Christmas and New Years so I need the 11-month window.

ETA2: Between renting the developers points and what I got for my OKW contract the difference was only about $20 per point and I have more years on my AKV contract than my OKW contract. We also held the OKW for 10 years and cleared $15 more per point than we paid for it (after commission and taxes).

don't know yet. heck, DVC still has not even annouced this resort. of course if I was smart might try to get access to those plans and see what they say....

thinking of doing the same thing. depends upon when sales start. if after 2010 I will be fine kepting OKW. but if before then yea some of OKW has to go.

as far as the extension - not going to do it for my 190 points. might for my 50 points - but just not sure.
 
The allure of the monorail and proximity to two resorts via monorail access. All the great places to eat on the monorail. Having an autistic 4 yr old makes having quick park access important.

I hope they make a good offer on price or offer up incentives like double developer points.

It would be convenient and fun to have a DVC resort on the monorail! If they do offer DVC Units, the new building is behind the existing one, however, so there will be a walk involved to get to the monorail.

I would expect the price to increase at least once, if not more than once, by the time these villas would be offered. Don't think any special incentive will be necessary to sell out this resort, either. There will be huge interest I am sure, including from myself!

No floor plans, as stated above, this is speculation and there has been no announcement at this time from DVC.
 
We just did this and are in the process of selling the other contract. We own at HH, VB, and OKW. We purchased OKW sign unseen 7 years ago and got a good price. We stayed once and it just didn't appeal to us (it's too big and spread out for our tastes). We've been using our OKW pts. to stay at the other resorts (in looking back, we'd used them 4 times at BCV and 4 times at VWL) and up until this year had no problem doing that. I don't know if SSR or DDP has affected this, but we are having trouble getting what we want at the 7 month mark now (we request any of the resorts except OKW and SSR). So....we just bought pts. at VWL (290 pts) and will now place our OKW (150 pts) contract up for sale. This will give us an 11 month window at a resort we really like. We never thought we'd switch one resort for another, but we bought more pts which will allow us to not use our HH or VB at WDW properties and this will help us to get the 11 month window which we've been forfeiting in leiu of a 7 month window for other resorts.
 
I'm considering selling one contract for another, too. Not sure if I'll do it, though.

We have 150 points at SSR. When we bought them (before the resort was even open), it came out to about $75pp with the incentive. We want to buy at BWV or VWL. At the moment, there is not a big difference in price per point between SSR and the other two resorts, and SSR is selling for about $5 to $8 more per point than we bought it for (which can help me recoup some of the resale costs).

I had always held off on doing this before because I didn't want to lose the extra years that SSR has over the BWV and VWL (12 years, I believe). But now that DVC has offered extensions on the OKW contracts, I'm considering it again on the hopes that they offer the same type of extension at the BWV (although that's a gamble).

Time will tell. I'm just afraid that if I wait much longer, my SSR points might start going down again (they're down some since the announcement of AKV) once they announce CRV.

I plan on buying a small 50pt contract at CRV. We'll see if DH has the same plans....;)
