Hi everyone,
I apologize in advance, I'm quite out of the loop (the threebeans are now sixbeans and the lovely little people in my profile picture are all big now).

We're looking into buying 250 points resale, which is enough for roughly a week in a 2 bedroom on world property. Obviously we cannot go smaller with 8 total people in the family.

If we buy resale at VB, what is the likelihood we can even find a 2 bedroom for a week straight 7 months out?

Why 7 months out? Why not buy at a resort you want to stay at and book at 11 months? Which resort gets you a week for 250 points at a 2 bedroom? SSR? It can be iffy at 7 months depending on when you want to travel. If you're not picky it may open up some options.
ETA: just browsed the charts and 250 can get you a 2 bedroom at OKW for adventure and choice seasons and at SSR for adventure, choice, or dream season. If you want to stay on property you may be better off buying direct at one of those. Those are your only options for that point value on property

That may be, but it may also prohibit you from getting on property. If you plan on staying at VB then go for it. If you plan to take couples trips some years that could work too. But banking on being able to get in at only certain times of the year 7 months out may leave you disappointed.

VB might seem cheaper but you need to look at the annual dues. VB is much higher than the others (right there on the coast, waiting for a hurricane to hit it), and those annual costs (which increase every year) will add up to more than the initial purchase over the course of very few years. I too would strongly recommend that you buy at WDW since that's where you want to stay. Reserving at 7 months has gotten progressively more difficult in recent years, and I don't think anyone believes it will get easier. So buy an onsite resort (SSR is said to be the best value in terms of purchase price + annual dues with BTL second to that) that you wouldn't mind staying at, reserve it at 11 months, then see what's available at 7 months.

If VB points were so great, they would be priced higher. There is a reason they are so cheap.

Depending on which time of the year you plan to go the 7 month availability can be difficult or easier.

If you go during the summer months it will be easier but that still depends of which resort you choose. If you go late sep to early Jan then the booking at 7 months is much harder maybe even impossible.

the 7 month availability may only be slimmer as Disney builds new resorts and adds new members.

OKW also has a shorter contract, which makes the purchase price lower but unless you purchase an extended contract, you will be done in 2042. SSR expires in 2054. Both resorts are easier to book at 7 months than the other resorts on property but SSR is usually the very last one to be filled.

If those factors don't influence your decision, then choose the one that you will not mind staying at if you cannot book another resort at 7 months.

I am hoping to stay at my home resort, OKW, next year during the month of December. Staying 7 nights in a studio, one close to the HH with my 2019 and 2020 points. The refurb that is in progress now looks great. I really am looking forward to a nice, newly updated studio there.

I would look at OKW, the way your family is growing you will need a GV soon. Best deal in all of WDW is the OKW GV.

As others have said, if you want to stay onsite, I would buy where you want to stay. While it is possible, depending on the time of year, but reserving at 7 months is getting more difficult.
Some will say, buy where you don't mind staying and that is a reasonable option as well.

VB looks cheaper but when you factor in the dues it gets more expensive real fast. Avg sale price in March (according to data from one of the bigger resale agents) was $65 VB and $93 SSR. On 250 resale points you are looking at paying roughly $7k more upfront for SSR. But current years annual dues on 250 pts are $2130 VB & $1463 SSR. Assuming a conservative 3% dues increase at both for the next 10 years, VB dues will be nearly $7700 more than the SSR over the same time frame...slowly eating away at the initial savings. Even if dues stayed constant, you'd still pay more over time for VB with ZERO guarantee you'll have a place to stay for your 7 night Disney trip.

Buy where you don't mind staying if you cannot change to another non-home resort at seven months out. Many times during the year it will be hard to find something else. If you want to stay at VB, buy VB. But if it's not your true love and you really want to be at WDW, buy a WDW resort that meets your needs.

Rookie mistake. If this worked, everyone would buy VB and stay on property. There's a reason they don't.

As others have pointed out, within a few years you'll actually be paying more with no assurance that you can book a full week on property at 7 months. You might be able to piece something together 7 days at a few different resorts, but I'm guessing split stays would be a significant challenge for your family. And who needs that stress!

In your situation, especially with your family size, OKW resale really sounds like the most economical and best fit. Keep watching those listings... there are still some good deals to be had!

Your least expensive option on property would be to buy SSR. Yes the price per point is higher BUT the MF are much less. It is those yearly MF that add up to generally more than what you initially bought in for. VB is cheap because it doesn't sell well due to the high MF. Being on the coast it has a higher probability of being hit by a hurricane which would then further increase the MF because of special assessments due to storm damage.

I have seen a DVC calculator which basically forecasts what your overall money spent would be with an assumption of increasing MF . If i can find it ill attach it.

Below is a good comparison which looks at buy in price as well as the MF -- so you will see that SSR typically comes out on top.

Honestly, for 8 people, I would look at off-site And this coming from someone that stays on-site all the time (but only 3 adults and in a studio).
