Saratoga Sales look good!

I see posts all the time regarding the number of resales listed. But has anyone noticed that Saratoga has 23 pending sales on our sponsors site.
 
Does anyone have a theory as to why there are so, so many SSR contracts available in the first place? I'm trying to figure out why the resale prices there are so low compared with other onsite DVC resorts. I had every intention of trying to purchase a resale there, but the combination of low resale asking prices and high resale volume made me back off. I have seen the resort several times from the exterior (boat, ME, etc.,) and the inside from pics. It seems very nice, to me, plus it has the longer term.
Was Disney offering some unresistable incentive to sell that particular property, were people buying there (in particular) during the economic boon just because it was the "new" resort, or what?
 
That is good news....perhaps the treehouse villas are making people reconsider SSR

SSR has been discussed many times before and there's a ton of possile reasons. SSR is the largest DVC (i believe), newer (more people with mortgage foreclosures would owe on SSR payments vs "older" owners that own OKW outright), economy in general will all result in a larger # of SSR resales. With incentives, people may of got 3+ vacations out of their contract and are only selling for their buying price, or taking a $10/point hit for those vacations.

If you want to be woried, why are there so many newer AKV resales?

Buy where you want to stay, if that's SSR, do not let the # of resales deter you.
 

Thanks for the response, hakepb. I've been MIA from the Dis for quite a while, and have only newly returned due to my renewed interest in DVC. So, I'm way out of the loop on most things.
I honestly would be happy at any of the DVC resorts, and will probably not usually book more than 7 months out. For me, it boils down to what I can comfortably afford, as well as what will likely retain more of it's value. I just wanted SSR for the longer term. Thanks, again!:)

I wish SSR was selling for more. I think there will be more action with the price increase.

I think that you are right about the larger amount of resales having a lot to do with the larger size of the resort. We just purchased resale through TTS this summer and were very pleased with our salesperson and we will be making our first trip home in just 4 short weeks! We did give up the chance to get developer points by purchasing resale, but the resale price fit better into our budget.

When you look at the total number of SSR contracts, the number up for sale might be better classified as "tiny" rather than "so, so many". Many of those contracts are 2-3 years old, which is when buyers remorse kicks in.
 
It will be interesting to see what happens with these resales when the Treehouse Villas points go on sale--since presumably they will be priced at Disney's higher resort price--I think those resales will become much more popular for buyers (and the price will go up).
 
We bought Resale SSR through the TSS this past summer and feel we capitalized on the lower purchase prices.

We made our first trip home to SSR in Oct and loved the resort now we are heading to OKW in 2 weeks to try that resort.

Boy do we love DVC !!

If you are trying to decide and have the extra $$ - now is the time to buy while the prices are so low !!!
 
Bought last summer but first trip is to AKV Kidani in May. Then in August we have the big trip planned for SSR (will try to get THV).

I sometimes wish we had more points, but also realize it's good to start small. 120 points.
 
We started with 160 2 years ago, now we're up to 270.... We were skeptical that we would use it when we purchased, after 2 years we realized it was so easy that we wanted more points so we could go more often.

We bought SSR 3 years ago. When we did, we got double points. So when we purchased 200, we received 400 to use. We've stayed in Disney every year since, and have not even touched our original 200 we bought. That was the reason we bought into DVC in the first place. Plus, we love, love the resort. :flower3:

didn't those original developer points expire? I know my single developer points had a one-year limit

I'm not sure what they were called, but I've only used part of them and bank the rest and carry it over to the next year. So after 3 or is it 4 years I still have my original 200 that I carry over as well. Hope this makes sense.

Hmmm. Maybe what they're doing is you used your developer points and then they're banking the oldest points first and then carrying over the new points--so what you are carrying over is the "real" points from the prior year. In any event--glad it's working for you!
