Saratoga fail ROFR

Has anyone had a Saratoga Springs contract fail ROFR recently? I have a feeling that ours will not pass. The seller was motivated and had a low price listing compared to others. Has Disney bought any back recently?
 
I've purchased two separate contracts over the past year or so and they both passed ROFR. I purchased one contract for $65 a point and the other for $64 a point. They were fully loaded and had all points from last year and the current year. The seller paid maintenance fees too. How much are you bidding for your contract?

I believe that Disney likes a bargain as well as the rest of us. And I have noticed that most of the ROFRd contracts were fully loaded and the seller paid at least the closing costs or MF's. Most of the time both closing costs and MF's were paid by the seller. Of course a lower price per point often comes into play.

But then Disney will ROFR a contract that doesn't fit any of the criteria I mentioned above. :confused3
 
In Nov & Dec 09 I had two $65 SSRs ROFRd... then passed at $67.

But DVC was more active buying back in late 2009.

I'd say at $63, you have a 50/50 shot.

We passed ROFR yesterday on 150 pts @ $65/pt, I paid closing & we split MF. Our 1st DVC add-on!!!!!

Though the exact rhyme and reason may be difficult to discern, the cost per point seems to be the main driver, along with the size of the contract. Low point contracts mostly seem to demand higher cost per point, while higher point contracts often aren't ROFR'd with a lower cost. Perhaps mnx fees and closing costs come into play a bit, but why would Disney care who paid those? They do care how much someone pays for a particular contract, however.
 
Looking at the recent ROFR lists, it seems that Disney picks up contracts seasonally... there are a lot that were picked up around the holiday season in December and January. Perhaps the only rhyme and reason in their decision is demand from folks who are touring via Disney at that time and demand for add-ons by current DVCers. Disney can't manufacture new points for older properties, and there are plenty of people who know nothing about resale opportunities or the Disboards. If someone really wants an older property, they will sign on the dotted line with Disney for it. If Suzy Q calls Disney and says "I want to add-on 100 points at BCV"... or if some new prospect wants their first-time purchase to be BCV... and they are willing to pay Disney's price, then my bet is that the next BCV contract that comes up for ROFR at that time is going to be snapped up by Disney. I think ROFR is exercised simply to maintain the current inventory level Disney desires for each property.

The last time Disney bought a Saratoga Springs contract back from The Timeshare Store, Inc.® was on 1/6/10 and it was sold at $68 per point. We have sold 197 Saratoga Springs contracts since that date and none of them have been bought back.

I think you will make it through ROFR.

I went in ROFR on 3/22 and passed on 4/13 and just closed today 4/22. I bought 160 @ $68 per point. I do not think you will have a problem. I must say, it is heart wrenching waiting to see if you passed. Good Luck!
 
Was glad to see this thread, my DH and I have been looking at the resales and were not sure what would get through. A couple of months ago I talked to a guy at a resale place who said SSR wasn't getting through for less than $70. But recently that seems to have dropped a bit, maybe enough for us to want to make an offer. We are looking at a 100 point contract, so hopefully that doesn't go for more.
 
When I spoke to a gentleman at TTS, he advised that they do not list property if they feel it will not make ROFR, but there is still a chance. Give it a shot, you have nothing to lose. Try not to wait too long though, things can change, and I would hate for you to lose out. Good Luck! :thumbsup2

You may be onto something... I got ROFRd twice during the holidays...
 
Oh man! I saw this $63 contract. I sent my brother-in-law a link to it over the weekend. I so wish they were as ready to buy into the system as I am ready for them to buy into the system.

(I have a really weird form of addonitis. It involves other people.) ;)
