Sad day for us, but not all bad

It's a sad day for us, as we faxed in the information to sell our two contracts.

We have been members since 2009, so not a long time, but enough to make this suck.

We have a couple of desirable contracts that shouldn't last long, and the market seems to be favoring sellers right now.

DW and I made the tough decision based on some changes at work and not having trips planned for the foreseeable future. Add that to the fact that we have found that our UY (Dec) isn't what we really want after we bought and determined our usage. We love October, and see us traveling at that time more often then not.

So we decided to sell, take our money and continue to pay ourselves the MF's and buy a contract that better fits our life and patterns. Maybe taking a step away from ownership for a year or two, travel to some other places. Then rebuy with a UY that fits us better.

It really does suck to sell. But, we are both early 30's so our ownership needs to fulfill our needs both short term and long term.

Sorry to hear that you feel you have to sell your contracts but it sounds like you are doing the right thing for your circumstances.

I do have a question though. It seems to me that a Dec UY would be a good one for you if you like to travel in October. We have a Feb UY and like to travel in Sept/Oct too and it is not good. We had to cancel in 2012 last minute and our banking deadline is Sept 30 so points had to go into holding because we didn't do it 31 days before check-in date. What UY do you think would suit you in the future?

Our deadline to bank is July 31.

We don't really care to travel in the summer. With the kids in baseball and such it doesn't seem like June or July would be ideal. If we were to travel it would be in August of the summer. We would probably want an Oct UY. It would cover our needs for our fall trip. And would cover Christmas, Spring Break and F&G at Epcot (which we adore).

I guess we would have Oct as our first choice and August as our 2nd choice. But we would tend to hit April/May far more often then August. So Oct would be more ideal for us.

Curious how you think you turned out in a relatively short time span of ownership.

Like what did you pay in purchase and dues, less what you will sell for, divided by how many trips, time of year, villa size etc.

Both contracts should sell for at least what I paid for them. I paid under $100 for BLT and bought BWV resale before the restrictions for about $80.

Keep your chin up. We originally bought in 2000 but had to sell in 2004 due to some business setbacks. DH said he knew we were OK again when we bought again in 2008.

Nice, so in a way-you stayed at Deluxe resorts for the cost of dues. A lot of folks paid a lot of cash during that span, and will never see a dime back.

We just sold 2 of our small contracts that we have had since 2009 for more than we paid for them. Figuring in the dues we ended up spending about $50 a night staying in studios. By the way, love the picture of your view from the lake house.

See that's kind of what I think people miss with DVC. Who says your keeping it 50 years? Nice job.

Oh Thanks, yes a fun spot IF THE LAKE THAWS.

What's with the bass in your name? And yes-I have cast a line from inside the house just to say I did. Those doors open. :)

Fishing from inside the house? I might have to stop over, as I'm not too far away. lol

Now that is really cool! When I first joined the board I could not think of a name. My last name is Bassett so I came up with Disneybass. On all the other boards I am on it is OKW2006.

Well burn some tires in the back yard so we can get some warming back. :beach:

Ah I see, thought maybe you were a bass fishing expert but anyone with bass in their name has to be cool.

Sorry OT I know.

OP-keep an eye on resales down the road, can always get back in the game.

I didn't have all the pages on the fax, so I had to send some additional pages in today.

So my contract is now listed on the website. Hard seeing them go. Maybe I will get lucky and they won't sell. But, I would guess the 30 point BWV will sell really fast. I guess its like the old Band-Aid saying, just do it fast.

One of the contracts we sold was a stripped 30 point BWV contract. Sold in one day $94pp. Yours will go fast.

Ideally, you would like your UY to be one month later than your usual travel month.

So if you want to travel in December, buy a January use year.

You just have to remember that not all months are available, so you have to make find the closest fit.

Our UY on all of our contracts is December. We travel mostly in the off season, and it is rarely ever tough to get something....somewhere.... We aren't really picky about where we stay - as long as it is clean, comfortable, and near the Mouse... we are good to go!

We bought at Hilton Head Island and LOVE IT! Once again, December isn't the best use year for some place where we will most likely always be staying for a full week in the summer. We are always either banked behind, or borrowed ahead.

When we first bought in in 2008, we really didn't know too much about how UY would impact ownership, however, it really has the potential to always leave you banking or borrowing to make things happen the way you want.

We are planning a huge family trip to Hawaii next year, and it is going to be tough to do a summer vacation AND Hawaii in the same UY without borrowing ourselves out of vacationing for a couple years. However, we aren't getting AP's this year, so we will likely only spend a couple long weekends at WDW, and will likely try to get in a couple days at Disneyland before or after Hawaii....

But in all of that.... UY really does make a difference.

Plus, you never know when you are going to be able to get a MUCH better price on a resale in the future! We paid less than $42 per point for our HHI contract, and it was loaded with two years of points when we bought it.

Just remember, it isn't perfect, unless it is perfect for you!

Our contract sold today. We listed it right before close last night and had a full price offer by 8am local time. It was listed for about 5 minutes that TSS was actually open.

This doesn't make sense at all. If I travel in December, January would be the worst UY. Or am I all wrong?

That is some of the worst advice ever. It's the exact opposite of what you should do. It seems to stem from a complete misunderstanding do the 11-month home-resort booking advantage, which has absolutely nothing to do with use-year.

I think perhaps the poster just misspoke--I would say the ideal use year is that of the month before or the month of your usual travel. Since we usually go in early September, we got an August use year so if something happens with our September plans, we have till April to travel before we either 'trap' our points in the use year or have to bank. So perhaps they said the month after when they meant the month before.

OP....I was very tempted to call TSS when I got the e-mail alert. But wasn't sure about some financial stuff we might be facing. I KNEW it would be sold immediately. Congrats. You've made someone very happy. I can see where you are coming from, though. WDW vacations can get very expensive, especially with the price increases for park admission and all, especially with kids. And when the kids are involved with school activities, it is difficult to make any kind of vacation plans. Around here, Easter break had to be cut down to maybe one day off because of the awful winter we had. But from what I hear, alot of people just went ahead with their vacation plans and took the kids out of school.

Best wishes and hope you can return to DVC some day.
