We are still trying to decide if we want to stay onsite or off. There are 5 of us and we already have our park tickets. So my question is if I book just a room without tickets do we still get to book fast passes at 60 days or 30 days? Do you still get magic bands? If we then decide to cancel that room only reservation within cancelation period what happens to our fast pass reservations and magic bands?

If you are staying On Site you will get to book them at 60 days out.

If you cancel more than 30 days out, your FP+ reservations will be cancelled. If it's under 30 days, nothing will happen. You will still get to keep the Magic bands no matter what.
 
Oh wow...thanks for info. Will help with making decisions. Now to find a inexpensive room that will sleep five.
 

Dansdad is correct. Staying on site is what allows you to book fastpasses 60 days out (not where you buy your tickets). You will get magic bands because that will be your room key and park tickets if you choose to link the tickets to your MDE account
 
CBR and POR will be the cheapest options for 5 in a room.

You could also look into renting DVC points for a 1-bedroom villa. Sometimes renting points can work out to be a lot cheaper than sleeping 5 at a mod resort, plus you'll get a lot more room.
 
There are also DVC studio rooms that sleep 5 for less points than a 1BR (VWL, BV, VGF, Poly studios and soon BCV). It will be cramped, but if you want to all be in 1 room that will get you there. THIS WILL ONLY WORK IF YOU HAVE NO PLANS TO CANCEL! Renting DVC points is VERY different than getting a cash reservation.
 
One more question. It will basically be two families staying in the room. (Myself and DS and then my sister and her two girls). So if I'm the one making reservations would I book us all under my MDE account? Would I have to also link everybody's tickets to the same MDE account so that we are able to do fast passes at 60 days and get he magic bands? I wasn't sure how this would work.

Edit: when I went with my parents back in 2014 I just linked everybodys tickets to my MDE since none of them had one and I did all the planning. My sister does have an MDE account but wasn't sure how that would work if I'm the one booking the room. Didn't want her linking the new tickets to her account if I needed to link them on mine.
