Room for 5

I'm planning ahead for our trip next year. :) We're a family of 5 -- me, DH, 3 daughters (9, 6 & 6 at the time of the trip) and I want to get an idea of what our room options are because 5 tends to be a tricky number in terms of hotels. Normal resorts are pretty strict on the 4-person occupancy thing (we got away with it last trip because our youngest 2 were under 3 and didn't count towards occupancy)... is it the same with the DVC resorts? Or can we get any room that we'd like and bring an air mattress? We'd prefer to stay in a studio or one-bedroom.

For official sleep 5 in WDW:

1BR:
OKW
AKV (except Value category)
BLT
VGF

Technically any DVC 1BR (except AKV Value) lets you sleep 5, but it's "bring your own bed and towel for #5)

Of the listed studio resorts, Poly has an extra shower/sink room. VGF has a 2nd shower.
Of the listed 1BR, Kidani and BLT have (2) full bathrooms
 

And yes, the DVC resorts are strict on occupancy.

Good to know. I don't know why I got the impression from reading other threads that you could just bring extra bedding for extra people, regardless. We're definitely not rule breakers or even side-steppers, lol, so I don't want people to get the impression that we're trying to skirt the system!

Besides hotel rules, MDE only lets you make FP+ for registered guests, plus pool access etc..

The confusion probably results from the fact that there are a bunch of 1BR units that SLEEP 5, but provide BEDS for 4. Which is weird.
 
EVERYWHERE - DVC or regular Disney resort, will let you sleep 4+infant (under 3). Or in my case, 4+two infants. ;)
No, only one doesn't count towards occupancy. So you were a family of five plus one if you added another person to the reservation. With your three kiddos and two adults, you would have been a family of four plus one under the age of three when the two youngest were only two.
 
We are also a family of 5 and unless things have changed in the last couple of years (and I was asleep when they did), DVC will let you sleep 5 in a one bedroom. I know BWV and VWL have ait mattresses to rent. We brought our own. At that time kids were 19, 16 and 12. I have to admit, it was a little tight, but we made it work.

DVC doesn't provide air beds. If you got one, you were just lucky. Plus you have to provide your own sheets, blankets and towels for the fifth person in the one bedrooms that only sleep four plus one under the age of three.

This is no longer true because these studios sleep 5 (plus an infant) Poly, VGF, BC, BW and WL. So you do have options. They tricky area is that many of the 1BR will accommodate 5 but you need to bring bedding (air mattress and sheets) for the 5th person. Not too much of an issue if you are driving, but flying that air mattress can take up some space. What I have read some people doing is to order something from Amazon have it shipped and then you could either dispose of it or pack it to take it home.

Boulder Ridge studios sleep five with the addition of the murphy bed. Copper Creek only sleep four with no murphy bed.

Does this technicality include CCV? I supposed if DVC allows me to book 5 into an 1-bedroom, all 5 persons will be eligible for benefits of DVC guests.

At this time, we do not know if MS will allow 5 of any age in a CCV 1 bedroom. If they do, then yes, all 5 will be registered guests and eligible for the same benefits as other resort guest.

MS will probably NOT allow 5 in CCV studios unless one is an infant under the age of 3. So the 5th person would NOT receive a Magic Band and would NOT be eligible for the on-site benefits such as EMH, dining plan, Magical Express, etc.

If one is buying CCV planning to stay in the 1 bedroom villas with 5, my advice is to ask the sales Guide and get it in writing and/or as an addendum to the contract. (Doubt that will happen, which means if it is allowed, it could change at any time at Disney's discretion).
