Roofing Repair Cost?

I got a couple little leaks during Sandy. They seem to be coming around the fireplace and my furnace pipe. Assuming it's small shingle repairs or just caulking/flashing repairs, how much should I expect to pay for the repair? I normally like to get a few estimates and go from there, but most companies have a few weeks' wait for just estimates, and repairs at least a month from then. However, one company can come much sooner, and I don't have any basis for comparing their estimate.

I'm in Florida, but we had to have flashing(sp?) around fireplace redone due to leaks-$500.00. Repair around vent leak-$50.00.

My DH who is not handy at all was able to fix the flashing around a vent pipe on his own cost about 13$ in materials if that.

Keep in mind that this is the kind of thing insurance covers.

I appreciate the quick responses and helpful info! Unfortunately, our roof is way too steep for us to do the repair ourselves. I'll definitely keep insurance in mind.

Also, make sure you have the attic checked. The leak might have been happening for a long time and only became visible due to the amount of rain from Sandy. If it has been happening for a long time there will be mold and possible structural issues.

It is covered under insurance, but what is your deductible. We have roof issues from Sandy, we are goign to get an estimate then contact the insurance company if it is over the deductible, and we will contact FEMA too.

A few years ago after a powerful wind storm, I found a few shingles on our deck. I called a roofer and he replaced them and charged me $100.00 Two years ago we noticed staining in our front 2 story foyer. My next door neighbor was having his roof reshingled later that week so I mentioned to him that I would like to talk to his roofer. The roofer came over and climbed up on the roof above the small stain in the ceiling and said it just needed some caulking around a peak. He did not charge us but made us promise to call him if we ever need our roof replaced. He also inspected the rest of our roof and estimated we would get another 5 or so years out of it.

Have had no further roof problems in the past 2 years since. Incidentally we live in northern New England and have a steeply pitched roof and our house is 14 years old.

I like the way that guy does business :thumbsup2 I'd keep his number handy..

Depending on what the problem is, I would expect to pay between 500-750. Yes, your insurance would cover, but keep in mind, if you have a separate wind deductible, that applies in this case. We have a regular deductible $500 and then we have a wind deductible (usually between 1-5% of your home value) so we would have to have significant damage for our windstorm coverage to kick in.

Make sure the person you hire has workers comp insurance and gives you a certificate of insurance. If you hire someone to do work for you on your property and they get hurt, if they don't have workers comp insurance, it becomes YOUR problem and that's a huge scam after disasters...I'll do it faster then that company. Oops. I hurt my back.. Now you get sued by the guy and your homeowners pays out. Seriously, I have worked in insurance for over 15 years and we see stuff like this ALL THE TIME.

We had two companies over already. They both said we need to replace the roof. One estimate was just under 13k. Not fun at all. Since we had previously done our roof, we already have the max layer of shingles, so now both layers have to come off. Sigh...not sure what insurance or fema will cover.

Need to get some more estimates.

Where in NJ are you? Is your house large? We replaced our roof (both layers had to come off) for 6,000. We have a 4 bedroom house, garage and kitchen addition.

I'm sorry, that really stinks. I'm finding it impossible to get someone out even to tarp over my holes sooner than 2 weeks out. It's frustrating, especially with more rain coming, but we obviously don't have to worst of it. Good luck with your roof replacement!

Have you considered hiring a local contractor to fix your roof? Or you could try contacting Champion Window, if there's one in your area. They did our entire roofing last year; you can schedule a free in-home estimate without any obligation to hire them.

I don't know about Champion Window, but I finally got a couple contractors on the schedule to come look at my roof. One already came, and I liked him, but I'm still waiting on an estimate. It hadn't occurred to me to hire a local contractor for this work, but the list of roofers recommended by my insurance company had several, so I thought I'd give it a shot. The estimates from the roofers seemed a bit high, and I'm hoping this will be better.

I don't know where you are, but I love you! I'm on the south shore of LI in a community that is lucky to have our houses still standing... May this be nothing more than a minor inconvenience for you and your family!!!!!! Pixie Dust!!!!
