I think that is still a pretty good deal considering the 2025 points are fully loaded and you're only paying half of the 2025 dues. Been lurking here for a couple weeks. Made a couple of previous offers but they were rejected; this one is moving forward!
My total price includes 2026 MF, which I assume we'll have to pay at closing.
Have seen some of the deals that others here are getting, like $120 or $128/point at CCV, and was really hoping for something like that. Ultimately, there didn't seem to be a lot of CCV inventory showing up so we went after this one after another buyer backed out. Wanted something front-loaded with points in the highly unlikely chance we can use it for our upcoming February trip. If not we will try to rent the 2024 points before they expire 5/31/26. Maybe that's too optimistic, I'm very new to all this...

Excellent. Love CCV. I have one re-sale CCV contract and I did get it for $120. But also it didn't have double points--like yours. I'd say that the double points easily makes up for the slightly higher price. Congratulations! Just curious, how is your closing company handling the seller's taxes due? We just closed on an international contract and the closing company withheld from the seller's proceeds and mailed a check to the IRS. I just wanted some real proof other than the check copy and mailing label that they used.And passed...International seller so result was expected

It will be that same situation. Title company withholds and submits payment which should be clearly shown in all of your closing document papers. I was following along posts on an ALTA side (land title association) and as they suspected, none of what was supposed to go into effect on October 1 was actually put into motion. There was a post from September 24th where they quoted the most recent IRS communication that said "Until further notice, taxpayers are to continue using the current forms and procedures". So basically none of that having to get an EFTPS account actually happened...at least for now. I was a worry wort (ok, probably a PITA) over this and have several emails from the title company and also the individual who handles the FIRTPA that they will be taking care of everything at the closing. I have a delayed closing so it will be interesting if these changes are actually implemented by then or if it will still be on hold.Congratulations! Does your total include closing ? or $900 for 2025 dues? I never really understand the threads because some prices include closing, some include MFs and closing.... Like for my contract I bought yesterday, we are paying $14400 for 120 pts AKV, seller pays MFs and closing costs. So, technically our price per point is around $109pp. Not a great deal, but we recently sold a 100 pt contract at Boulder Ridge and needed another and wanted to stick with AKV. Absolutely love AK and wanting to try for value one bedroom was worth getting a contract there. Was hoping to get under $100 but I think with double points this is pretty good.
