What percentage of new DVC buyers are aware that there is an active resale market before they buy direct? I know when I first heard of DVC during my stay at the Beach Club Hotel in 2014, I had no idea that there was such a robust DVC resale market and community like this. I am not an impulsive person. I like to do my research and while I spoke to guides during that trip we did not sign-up for the tour of the DVC model rooms (in exchange for 3 fast passes) fearing it was like other high pressure "timeshare" pitches. It was only after we returned home that I started doing the real math (not that fuzzy math DVC shows you) and realized that resale made sense for our family. It's the fact that there is an active resale market that I got comfortable with the DVC product as a whole knowing that I could rent in years we didn't want to go or sell if we no longer wanted to go. 11 years, 5 contracts, 1,030 points later, we still love going and enjoy it much more now as we can go at a slower pace without FOMO.But this circles back around to them not being able to repackage and sell direct if the gap is too wide. And it might give people pause on purchasing direct at a future restricted resort. The offramp that is the DVC resale market is an appealing factor when deciding to purchase. They have to make what direct offers worth the difference in cost, and the larger that spread gets, the harder it is for them to do that IMO.
Very much would be worth it. We were there last week and pretty much my sole complaint about Aulani was the bathroom arrangement in our 1 bd. 1 bath for a studio. 1 bath for a 1bd. 3 bath for a 2bd. Huhwut?One difference between 1 and 2 BD at Aulani becuase it goes from 1 to 3 bathrooms….

Not sure about % but I would assume very little. I didn't know about the whole resale market and community until right before the pandemic. Prior to that, no desire to buy DVC because I assumed it's very restrictive and for life like traditional timeshare. And then the high pressure flusher tanks that shook the lid incredibly loudly. Perfect for a 4am bathroom break! And finally the slatted doors on that one bathroom, ideal for minimizing privacy and maximizing that toilet-shaker flusher noise. *chef's kiss*
Mercy. I loved everything else about Aulani, but if/when there's a next time (and I hope there is someday) I can't do a 1 bath like that again. It'll be a 2bd instead.
Aulani will do that to youWe did a stay at Aulani in a 1 bedroom and it was great and it was amazing to have a larger accommodation than a studio room with a family of 5 but also i want another room to shove their mess in and to spread out into.
The flip side is how much harder 2 bedrooms will be to book and of course the $$

The huge sink/tub room between the bedroom and bathroom has so much space there on the Aulani 1-bed. Seems they could have easily done a toilet room in there somewhere. I very much wish they had done at least a 1.5 bath model for 1BD…. but maybe they wanted to upsell more of the 2BDs….
I would bet money that Riv not having shared bus service is going to change once it's sold out
I think many people consider DVC to be a premium product compared to Marriott timeshares, so I don't think Disney would go that route. I will agree that we are not "most buyers". It seems insane to me that people don't at least take some time and do research before signing on the dotted line and handing over thousands of dollars. That's like walking into a dealership with no prior knowledge of the makes/models, and driving off the lot with the car the sales guy told you was the best, no test drive needed!Marriott sells timeshares with a 5-to-1 spread from retail to resale. Wyndham does it with a 10-to-1 spread.
There is no reason Disney could not do the same thing. Timeshares are sold, not bought, and most buyers have no idea the resale market exists, let alone what the value proposition is. Also, most buyers are not thinking about selling. They are thinking about the years of vacations they are going to take---at least, they are if the sales agent is any good.

Does Fort Wilderness and Wilderness Lodge share a bus?I’m not so sure about that. CBR is already a massive resort with an internal bus loop of its own. Logistically, doesn’t seem to make sense to add yet another stop. Plus there’s no precedent where a deluxe resort shares buses with a moderate don’t know why they’d start that with one of the more expensive resorts.
I think the management team at RIV is particularly applauded for their efforts. I’ve heard it come up a few times that the manager and teams there are fantastic. I don’t think it’s just because it’s a new(ish) resort. Don’t know what CFW is like but VGF and PIT are good but not great from my experiences (although we had the most amazing bellman at VGF a few weeks ago, I actually called in to bell services to say how fantastic he was!).
It’s also not a huge resort so hopefully maintaining quality service and maintenance shouldn’t be as difficult as it is with some of the bigger resorts. I’m curious of what the first refurb will look like since it really is in pretty decent shape. That’ll be a small tell as to how they will maintain it going forward since it should come after the resort has sold out. Maybe some of the budget can actually go to aesthetics rather than specific maintenance which would be cool. Or the dues stay consistently slower paced, I’d be good with that too.

Grandfather has MVC Trust points. He paid like 15 per point. I see resale values like 3 per point.Having stayed in both DVC and Marriott timeshares---many times---I would disagree with your characterization of which one is the premium product.

It's definitely the case that here on DISboards, the resale vs. direct sentiment has shifted and that shift is due in part to changing resale prices. But again: DISers are a small and un-representative set of owners.
The "typical" DVC owner might know that a resale market is a thing, but they do not have any idea what the "market price" would be. (It's my claim that most DISers don't either...
I have definitely gotten on a bus at CCV and it went over to one stop at FW for pickups before we went on to the park (can't remember which park, but wouldn't have been MK). 1) Last August: 6ish nights Aulani 2BD OV
2) September: One night at VDH garden view duo
3) October: VGC 2BD for a long weekend
4) November: VGC 2BD for 4ish nights
5) Feb: One night at VGC 1BD with Mom
6) March: Split stay at BW GV/VGF 2Bd
7) June: Aulani GV for 7 nights
8) August: 5 nights VGC 2BD
9) October: VGC 1Bd for long weekend
10) January: 4 nights at VDH (2 studios, 1BD waitlist)
11) April: Possible VGC 1BD for Star Wars night
12) Summer before MK expires: likely VGC 2BD
13) Debating Post Christmas late 26 vs Spring Break 27 at BW/VGF.
Possibly another 1-2 nights at VGC/VDH if I go down to LA in Sept 25/Feb26.
There has also been about 6-7 trips that I rented out for friends and other guests via DIS and rental sites.

Soooo, being Gen X, I don't care.
It turns out, this is a really bad time to sign a contract. My husband is going out of town for a few days and will be off the grid. My salesperson is on maternity leave and the person who sent my sorry, you've been ROFR said my Grand Floridian was taken. It gave me half a second of hope since I'm buying Grand Californian, but whatever. I called my DVC guide to ask her to get it and she's out working on the Wonder. It sounded like she will deal with messages when she gets back, but that's not until May something.
Timing is everything and now is a bad time, apparently. It wasn't meant to be. I'm completely open to trying again or getting something else or just not adding on right now and trying as soon as timing is good.
It was the list price. I went in assuming it was listed at what it would pass for. But, hakuna matata. It just means I am meant for something else.So sorry. $215 was an amazing price.
