One of the agents from the board sponsor was on a show talking about unrealistic offers. They said they were receiving a bunch of low offers and that those putting out those offers justified them because of other low offers getting accepted and how it was not the norm and are unicorn deals. Sounded like she calling out this thread lol.
One reason I will never buy a contract from the DVC Resale Market.
 

I have concerns long term on how many rooms they can actually build and support. Boomers will eventually not be around on property as much, statistics show modern generations are more in debt and farther behind then their parents so that means less spending, and population growth is slowing/declining. The market may thin some and trends of vacation habits are already changing. Low hanging fruit and rebuilding of current resorts may be the better plan anyway.
Safer at least.


That seems to be one thing that makes me wonder if the 2042 contracts will continue to see a decline in value even when the economy improves and ROFR shows back up. Any opinions on that?
Definitely, has to go down... As the contract gets shorter, so does the value if you run the numbers (per year, per point, etc x minimal years left), Not even including the actual resale value going down on top because of it.


I already don’t pay attention to the sponsors listings because they are so high, but this video turned me off from ever considering them in the future. The tone made me feel like we are little children she felt the need to scold. Also agree with others about how the instant sale was not described in detail regarding closing costs, etc. only that no one will take an offer for 1$ more than the instant sale price so don’t even try.
It's her bubble (echo chamber), just as this board is ours, but both are our own reality. :)
 
The broker is within their right to express that they will not consider offers they know are below market value.
Sorry, what "right" is that? Absent a seller clearly indicating they don't want to see offers below a certain price (which is a seller granting a right to their broker), what "right" do brokers have to reject offers?

Brokers don't have any "right" to set the market. Their job is as an advisor and intermediary. The grandiosity of some of these brokers on podcasts and YouTube videos amazes me.... especially the ones that lean on their past time as Disney employed DVC "guides". I find the attitude that they are the oracles and arbiters of all things DVC both annoying and comical.
 
First update of the quarter is complete! Even though I apparently had to prove my worthiness 😜.

Unfortunately, I am not able to access the previous thread as it's always locked to allow the new thread to flourish. This means that anyone who posted their contracts with "passed" dates of March 31 and prior sadly cannot be added to this thread. However, if you'd like to repost with a pass date of April 1 (no joke!) I would be glad to put any of them on this quarter's list!

This right here! We used to make decisions based on Disney emotion. Now we're making them with logic and math.

Sorry, but Disney is not an economical decision currently, it's based on emotion. There are better places to go and spend your money the way it stands currently. Even with the low prices on DVC resale. As others have mentioned, this is a luxury product.

There are better things to spend money on… like annual passes! 😂

For anyone struggling with DVC Resale Market, and get a quick counter at $4-6/pt reduced price it’s because a good portion of their listings are owned inventory and the most the agents can discount them is by that margin. My understanding is their owned listings start with a 2 as the first number.

That looks like the same contract I bid $137 on in February and the broker felt I needed to be more realistic.

Actually that part is correct, but it should probably be Trade-In Elgible.

Ha! When we bought into DVC back during the Great Recession, I used a thread exactly like this (can't recall whether it was here or on ***********) and it was a HUGE help in watching price trends play out in real-time as the market slowly-but-surely found a bottom. Just trying to pay it forward! Kudos on the good work being done here.
