ROFR better?quicker?

So,I know I'm asking a lot about this right now,but it's important that I get an accurate picture of how things work,and quickly.:sick:
So when a seller and a buyer come to an agreement,Disney ROFR kicks in....
-what if QUICK is what we need?
Are there cases where we could attempt to get this sold quickly,or ROFR might be exercised,thus ending the process?
OR is ROFR no faster than a regular sale?
I am not trying to pull a fast one at all, so I am trying to figure out what is legal,ethical,and quick.
What is the typical length of time to sell and close?
I'm assuming that if points are priced very low,ROFR will be exercised,but unfortunately, my family member who needs to sell will get WAY less in return,am I right?
any advice? Thanks so much......any reading or links are appreciated also-

ROFR means disney gets to take up to 30 days to decide if they want to take the contract away from the buyer. there's no getting around that that i know of.

if they sell low, the seller will get the amount agreed upon, regardless of ROFR - ROFR just means disney might buy the pts or they might not. selling low does mean finding a buyer more quickly usually. talk to the timeshare store guys and ask them what would be a good price to sell quickly.
 
They may want to talk to DVC if they need quick. DVC can buy it back at a low amount directly without going through the resale process. I've heard they offer in the $50 per point range.

i've only heard of this happening with BCV. have you heard differently?
 

In addition to any good adivce you get here, I'd encourage them to get in touch with one of the 3 main DVC resale agents. They have the most informtion and expertise.

One thing I would ask is whether the seller needs the transaction processed quickly... or just needs the money quick. If it's just about money, they should be able to structure a deal where the buyer pays upfront, and then the reimbursed if the deal does go through. The seller would have to compensate the buyer for that, but a way could be found.

Then they should contact one of the resale brokers (we used TSS to both buy and sell) and get the contract listed at an attractive price to snag a buyer quickly.

Once a contract goes to Disney for ROFR, the seller will get their money, either by Disney because they exercised ROFR or from the buyer because Disney waived it.

While Disney can take up to 30 days to make their decision, I have read many posts lately that it is taking between 21 and 25 days to hear back.

Last year, when we sold our contract, I had a buyer in 24 hours. When I bought, the whole process took 28 days from start to finish (ROFR was 19 days).

I'm reading this differently than other posters. Do you already have a buyer for a private sale? Are you just needing info on how to proceed in determining what is best and fair for all?
 
no,I haven't found a buyer, I am sort of in the dark as to how to proceed,and have some questions before I even list it with anyone- I'm thinking from the replies so far that talking directly to the lister about what we need sounds about right,as ,at least in this situation, no one is too happy about needing to sell,but for this family,it's the 'grownup' thing to do.
