Resale Purchase (use of points only at home vs. at all DVC resorts)

My apologies for asking the same question that has undoubtedly been asked a thousand times on these threads (probably just in the last week), but my version is a very specific question, so here goes...

My wife heard from somewhere that if you buy resale, you can only book at your home resort - period. My understanding is that if you buy resale, you can book at any regular DVC resort (using the usual 11-month home resort rule and 7-month other resort rule) but not for any other use of points like regular Disney hotels, DCL, ABD, etc. I have looked at several sites and a few threads here on the DISBoards, and most of I what I find confirms my own understanding, but I did see one post on another site that raised at least the "rumor" a few years ago that they were considering the restriction my wife had heard.

Can someone (just one person is enough - ha!) confirm which of us is correct. We were trying to recruit new DVC owners a few days ago, and I just want to make sure we're telling them the right information. Thanks -

Your wife is incorrect.
My understanding is that if you buy resale, you can book at any regular DVC resort (using the usual 11-month home resort rule and 7-month other resort rule) but not for any other use of points like regular Disney hotels, DCL, ABD, etc.
This is correct. Resale points can also be used for World Collection (RCI, Club Cordial, Club Intrawest) exchanges.

Will they, I doubt it but I never thought that they would restrict resale buyers from booking outside of DVC and RCI or that they would restrict resale buyers from booking member cruises because they really are members.

The ability to book at non-home DVC resorts is covered under the DVC RESORT AGREEMENT, which is a legal contract between DVD, DVCMC, BVTC (Bueno Vista Trading Company), and the individual resort's condo association. While a RESORT could end the ability to trade within DVC, any change would have to be agreed upon by the resort's owners. That would restrict all trades, in or out, resale or direct. Non-home resort reservations are not a "perk" that can be taken away; they are an essential part of the underlying legal agreements between the separate resorts.

So, no, it cannot happen.

I recommend reading through your resort's documents. You can find all necessary documents attached to the BLT declaration on the OCC website under doc# 20080532599.

So even if you're paying cash you can't book a member cruise if you bought your points resale? I didn't know this.

My understanding is that the only way they could do this is to remove that resort from "The Club." In that case, owners of the removed resort would not be able to use their points anywhere but their home resort (no RCI or anything else either), and owners of other DVC resorts would not be able to use their points to stay in the removed resort.

A change like that would apply to ALL owners of the removed resort, regardless of how they purchased their points.

The ability to use points across the system is a key to ALL timeshare systems, and I can't imagine DVC removing a resort from the system unless the resort was completely destroyed by some disaster.
 
Like others have said there is no restriction regarding resale owners oNly booking at their home resort.

There is a notice within every DVC Declaration that DVC dies have the right to restrict all DVC members, including direct purchase, to stay at only their home resort. And I expect when DVC contracts are about to expire DVC will implement this restriction so only owners will fie for the final remaining reservations at each resort. So the earliest I expect to see a restriction like this would be in 2040 or 2041. And not before then as DVC wants all members to fill up every empty DVC room.

No, you can't use resale pts you bought after ( I forgot the date) but you can always pay cash for a cruise.

sometimes DVC guides/salespeople float this sort of thing as a "risk" when they are trying to convince people that they should pay double the cost of resale.

what they won't tell you is that if i am restricted to my home resort as a resale buyer, then other home resort owners would find it harder to trade in (limiting the value of direct purchases as well).

DVC made some changes a few years ago restricting how resale pts could be used. the restrictions were very mild, as it has always been a better deal to rent your pts and pay cash for a cruise or a stay at POFQ anyway. but this did make us nervous that DVC might start putting more serious limits on resale purchasers and rumors sometimes get carried away...

the important thing to remember is that if DVC significantly damages resale buyers by changing the rules, anyone who eventually needs to sell will take the hit, whether they originally bought direct or resale...and those who paid more to buy direct would get hit harder...

The member cruise is still a Disney Collection reservation regardless of method of payment. While DVC could probably bend the Disney Collection booking restrictions for the Member Cruise, they have decided not to.

If all of your points are resale purchased after 3/21/2011, you can't book the member cruise even if you wanted to pay cash. This is what wildforgoofy was asking.

I knew I couldn't use my points for any DCL cruises, but the PP statement makes it sound like I couldn't go on a DVC Members Only cruise even if I paid cash.

Sorry Erionm I didn't see your post. Thank you for clarifying this for me. So I can't do this cruise even with cash. Good to know.
 
You can purchase as few as 25 points direct to be able to pay cash for a member's cruise though.

You would really have to love the activities on a member cruise to buy direct points and pay a premium for the cruise.

So much for being valued as a DVC owner and "member".

:laughing: I didn't recommend this, just suggested it if it's important for them to go on a "member's cruise".

I've priced it out and it's cheaper to actually pay cash than cruise as a "member" and on points.
