So check out where I am at in the resale process right now for the interest we are buying in BWV. I have done a lot of research and I have to think that for some reason we are breezing through this process MUCH faster than I have seen with others. I am probably jinxing myself by posting this as we still have not officially closed, but check out the timeline below. Our proposed closing date was supposed to be 7/13/08.

Monday, May 18 - offer tendered and accepted by owner, used The Timeshare Store:
150 BWV (Mar) $77, 73 '09 pts, all '10 pts, buyer pays closing and '09 mf, non-member, TSS

Tuesday, May 19 - completed contract and deposit check overnighted to The Timeshare Store

Wednesday, May 20 - acknowledgement from TSS of receipt of deposit and contract, confirmation that package was sent to Disney for ROFR

Wedneday, May 27 - Disney refuses ROFR

Monday, June 1 - All closing docs are sent by email to myself

Tuesday, June 2 - All signed closing docs, plus bank check for remainder of payment, overnighted to title company

Tuesday, June 9 (today) - Notified by Jason at TSS that we are closed and should be in the system within 10 days

I know that how quick we close now depends on how quickly the seller gets their docs back in, so I will keep my fingers crossed, but I still can't recommend TSS enough if you are in the market for a resale. I love fast business, both in my career and everywhere else, and they know the game!

That is wonderful !!

Let us know when you are in the system and are allowed to make a reservation!

I passed ROFR on 5/23 and used TSS. I got an email saying that I would receive closing documents in 2 weeks. How did you get yours emailed to you?

This is the exact (copy and paste) from my TSS email:

I just received notification from Disney that they are waiving their right to purchase. This means that the package is officially yours. Generally in about 14 days you will receive final documents from the closing company (unless you have an extending closing date due to a pending reservation).

Once you receive these documents you will need to review them, sign them and return them with a cashier's check made payable to the closing company.

Am I waiting on the seller at this point?

Exactly that, the title company emailed them to me. I also received an email from my guy at TSS, Jason, telling me that they were sent and that if I remit the paperwork and payment before the proposed closing they could close me much faster. That is what I did today.

One possibility is that the title company found something that they need to clear up on their title search. I received the exact same email and had the closing docs in my inbox about 5 days later. I would give the title company a call if you are in doubt. It couldn't hurt, right?

I have been checking the mail everyday waiting for a packet of some sort. I guess that I was wrong. Because your post said that your docs were emailed, I emailed Jerry at TSS (my guy). He already emailed me back and said that it should be today or tomorrow, and he is reviewing the docs right now. (Not sure if that's true, but that's what he said.)

Hopefully we can get these to us, and back so that we can proceed with our first add on. VGC!

Congratulations on the fast and smooth resale process. Welcome home!! :goodvibes

Thanks! Trying to get in as quickly as possible and using the '09 points for a December trip to see all the decorations. I think we will be out of luck for the Adventure Season but should be alright for Dec 18-20.

Congrats to you :yay: AND :welcome:party:

Your purchase certainly went well !!!

We've purchased through TTS and Jason was our agent too :thumbsup2

Best wishes on reserving your first trip & may you have many wonderful
DVC adventures in the years to come :goodvibes

Ya know, I was looking at some VWL resales for the past week. Made on offer on one that peeked my interest. My offer was accepted same day! Wow! I hope the rest of the process (first resale purchase) goes just as quickly.

My addonits had a really severe recurrance today!! Now the side effect is kicking in...the DVC ownership excitement!!
:dance3:

Now, let's see if I can work through the "paying for it" procedure.
:scared1:

Does anyone else feel just a bit like you're buying second hand clothes buying DVC add-ons via resale as opposed to direct through Disney?

Congrats !!! Wish I could say the same thing, but I am still waiting for the closing documents. I passed ROFR on May 5th. Still nothing... waiting for documents to be mailed to Disney. According to the contract we should close by 6/5, but I am not optimistic.

Did you call someone? I'm in the process too, so I'm hoping it goes quickly! What broker did you use? Mine is with Timeshare Store. I hope you get the docs soon!!

I have been in contact with my agent at the TimeShare Store. Disney needs to have some paperwork. The agent is trying to get them to move and emailed last week that they sent the paperwork in on the 16th, but Disney had not received it yet. I want to make my reservations for next April soon so hopefully this week I can wrap this up. I can understand why some people go directly through disney this has taken almost 9 weeks and I will still have to wait another week to be in the system.

Ah, but you're not closed yet. All those early stages went quickly for us when we purchsed BWV, too. Then the sellers took their good natured time in returning the documents for closing. You'd think they'd want their money but it didn't seem to be a priority for them. It took several weeks and phone calls by Timeshare store to get the sellers to do their paperwork.

Funny you should mention it :) Heard from the closing company today that the seller (located in the UK) has an appointment with a notary over there for next week, and hopefully will send in their paperwork then. I have to admit, it did lead me to wonder what would happen if a seller gets cold feet at this stage in the process and ends up wanting to keep their ownership. We have a signed contract in place, but these people are in the UK so its not like I am going to sue them over it. My guess is it would just be back to the drawing board and trying to find a new contract. It is what it is, I suppose. Just hope they move quickly next week, I am dying to get that December reservation in ASAP.

Getting something notarized in the UK is not nearly as easy or inexpensive as it is here in the US. It bodes well for you that the sellers have an appointment. Sounds like you will be closing very soon.

Welcome Home - just a bit early. :)

My contract is moving as slow as syrup. Unfortunately my seller is going through bankruptcy and we have to wait for a trustee to return the signed contract. A truckload of pixie dust would be greatly appreciated.

Nick,

Sorry about this situation. These sellers recently closed on another property so once we get their initial documents there should be no more delays. I appreciate your patience and wish I could grant you the truckload of pixie dust.

We are using the TTS and have used them before with an SSR contract. We have been very pleased with their service and are confident that they will represent us very well.

We sent our funds and signed documents back on May 12 (overnight mail). Unfortunately our seller is going through divorce, starting new job, ect....and needs to pay off the mortgage. We are at the end of our contract commitment and have seriously considered cancelling. TTS called yesterday and said that the seller was going to mail their final documents and check and that we should expect to close sometime next week. We were originally hoping to close by May 25th, then told the first week of June, now who knows. After my conversation with our agent he called me back later to report that he informed the seller they should overnight their final docs because we were considering cancelling(duh...this is what I did almost a month ago!). I must sound horribly unsympathetic....I am torn about waiting any longer...I would love to have this contract however all the frustration has made this a horrible experience. I was purchasing this contract and hoping to use the points for a family vaca...well the time has passed, I have borrowed points from 2011 for my April 2010 trip, and no longer see an urgency for the points.

We had all our documents emailed to us for our resale purchase. We then just signed and faxed back. Our process went very quickly too. From offer to being in the system was a total of 31/2 weeks.:thumbsup2
