Resale Prices for AKV?

DW and I are contemplating getting a small resale. Perhaps 100 pts. We want to have AKV and a Feb UY. I have been looking at TSS and just recently at Fidelity. It seems points are about $75 to $80 generally.

My question is, I have looked at the ROFR thread a number of times and most people seem to get points for a lot less. Is that because they offer less? or are they just scouring the listings everday (or hours :)) waiting for a good listing.

I am kind of new to investigating the resales as both our previous contracts were direct. Any help would be greatly appreciated.

yes, just like buying a house or other real estate, everything is up for negotiation including who pays what for closing costs and dues.
 
you can offer less than the listing price. it's generally pretty common, except in some cases with smaller contracts (25-50 pts).

1) look at the ROFR thread to get an idea of what is possible.
2) be sure to make adjustments to pricing based on

-size of the contract (smaller contracts go for more per pt and larger contracts are cheaper per pt)

-whether the contract is loaded (has banked pts plus everything going forward) or stripped (no points coming till 2013 or so - yet remember that you will owe annual dues for 2012 for pts you won't get, so make sure that has come out of the price you are willing to pay)

-whether seller is paying closing costs

-different resorts naturally go for different prices

3) be patient (some sellers are able to be firm on the price they want, some just want to get rid of their contract).
 

In July 2010 we were able to get a 100 point loaded AKV contract Feb UY for $75/point. I can't recall who paid the MF's. I thought it was a great deal at the time, but to be honest, if I were you I would try for $70-$75 point. I get The Timeshare Store's e-mail alerts and have seen A LOT of 100 point AKV contracts with Feb UYs come up over the last several months. So if you have the time and patience, definitely try to negotiate to see what you can get.

Hi we just bought a AKV 180 point contract (all 2010 banked/2011/2012 points) from DVCResale with a December UY for $65/point with the Seller paying the MF for 2011. The original asking price was $69/point and I was able to negotiate the price down and negotiate that the seller pay the 2011 MF instead of me (that was saving another $5.01/point).

Definatly give an offer- they worst they can say is no and you can offer back more.

Also I couldnt say more for DVCResal- they were great and made the process very easy. Just passed ROFR yesterday, so now just waiting to close! They provided lots of timely updates along the way too.
 
I have been once again looking at the resale listings lately, and was shocked at the number of AKV contracts that are up for sale. When we bought our contracts 2 years ago, there didn't seem to be that many on the resale market. As many as there are, you should be able to negotiate your price, if you are patient.

One quick question, if I have lets say 300 points that I bought direct and I get another 100 points via resale, then I have a total of 400 points. Now resale points are not good for ABD, etc. If I decide to do a ABD trip for example, does that mean I can only use my 300 points I bought direct? and not any portion of the other 100 points?

right, for things like that, your contracts would be considered separately. no portion of the 100 pt contract could be used for ABD.

you can use pts from the 300 pt contract for ABD (if that's even enough) and with banking/borrowing on that contract you might have up to 900 pts.

********** has AKV for $75 per point but December use year. Not sure why the Dis always blocks out info in regards to them, but I'm sure they will here too. If you want, I cam PM you the email I just got from them. We used them last year and had great luck with them!!!
 
We just got confirmation yesterday that we passed ROFR for $67 point. They were originally $75 but we offered $65 and eventually settled on $67. It's all about negotiating and seeing what people will accept. I was perfectly willing and waiting for them to say "no" to my offer and wouldn't have been bothered by it. I was willing to wait for a low ball offer and it went through...

Just be patient and give negotiating a try...
 
Sorry to be a pain guys, but one more question: We are thinking of AKV with Feb UY in order to make this easy. That is our current home and UY. Question is, if we buy 100 points at say BWV to get the better booking window we can only use those point to book correct? In other words, if my reservation at 11 months out is going to be 120 points, I cannot use part of my AKV points to make the reservation, correct?

No, from your BWV contract. You could borrow points from next years points. Many people with different resorts will use the three year rule. So, for example, you would bank 100 Feb 2011 points (they now become 2012 points), borrow 100 2013 points (they now become 2012 points), adding these banked and borrowed points to the original 100 2012 points and now you have 300 BWV points to use at the 11 month booking window for a Feb 2012 - Jan 2013 trip.
 
i posted this elsewhere but it seems to fit here as well:

there is no way to use pts from a contract at resort A (OKW, for example) at resort B (BLT, for example) at 11 months out.

if you have multiple favorite resorts - or travel to wdw multiple times per year and might want to use VWL pts to book VWL at 11 months out for dec and BWV pts to book BWV at 11 months out for food&wine in oct - then that is an option with multiple home resorts.

adding on a 50 pt contract at BLT would give me up to 150 BLT pts to book for a reservation there at 11 months out (50 banked BLT pts + 50 current BLT pts + 50 borrowed BLT pts) every third year...but nothing would turn my OKW pts into BLT pts for booking there at 11 months out.
