Replacing tile in kitchen? Can this be done?

My hubby and I are looking at a home right now and everything looks pretty nice, except for a long crack in the kitchen tile. The crack goes through about 7-9 tiles and we're not sure how to replace it..

Can these 7-9 tiles be replaced or would we have to retile the entire kitchen?

I'm thinking we would have to retile the entire kitchen, so how expensive would this be?

The realtor that showed us the property said that it was like this when the original owners moved in when it was new( :confused3 ) and that maybe it's the foundation underneath pushing up which is why it might have cracked..again :confused3


Uggh, I had nooooo IDEA how tough house hunting would be!!!!
 
Probably need to retile the whole floor unless you can find the same tile some place... were the original owners wise enough to have perhaps saved the leftovers?

My bigger concern would be why it cracked..

Does this house have a basement? or is it on a slab? If this house is on a slab and you see this many cracked tiles in a row it is most likely a foundation issue. I would not want to have to pay to have that repaired. I would making the floor repair contingent upon any offer submitted. I would also ask to have a structural engineer evaluate the property at the sellers cost. If they did not want to make the repair, but instead wanted to have money escrowed I would ask for $50,000 in escrow at a minimum. It would probably be easier to find a different house, unless these people are highly motivated.

House hunting is just like any shopping, it takes a long time to find the right place. You might shop for weeks/months to find the right pair of shoes/handbag and spend $200-300. This house is most likely costing you 150 times the price, take your time. See lots of stuff, and if you don't see what you like don't buy---you can't return a house.

Unfortunately they only have extra tile from the bathroom and not the kitchen...that's what we asked too

Yeah, there's no basement so I believe you're right about there being a foundation issue...they're selling the house as is, so no additional repairs on the home is included...

I like the way you think!(bolded part) That will be something i'll have to bring up to the realtor..

Yes if they saved extras in the garage.

Depends on the size of the kitchen and if you are willing to do it yourself.

Hmmmm, that's a long crack. I'd have the foundation looked at...
 
We saved all the extras when we rebuilt our house, just in case. We've got all kinds of extras in our garage. :) Sorry they didn't do that OP, I don't think I'd want to buy this house, not with a possible foundation problem, not with them selling as is, foundation issues are a huge deal.
 
Will also add that it depends on how well or too well the tile is installed. We have had tile that had to be jackhammered out and we have had tile so poorly installed that once you removed one tile....it all came up. Both in our original home we bought.

So proceed with caution.
 
Definitely a big worry about why they were all cracked. Plus the fact that they are selling 'as is' would raise my eyebrows a bit. No telling what else could be wrong. Definitely get a good inspector out there!
