Rental Property Taxes owed?

Is it bad if taxes are owed $3,619.02 or is this an average amount owed during a years time?

Should I be concerned?

Depending on the size of hte home that could be the 'annual' rate.

Florida has a 'homestead' exemption that "rental properties" don't get meaning it's a fairly high tax bill. And most people (and escrow agencies) pay at the LAST miniute. Mine are still due. They are suppose to be at the tax agency on 11/30.. that's when they get them!

That's a pretty average tax bill for a medium-priced home in Florida.

Are these county taxes, school taxes, village taxes? What kind of taxes are they and how much is the home/rental property worth?

We own a lot in central Florida (undeveloped) and since the bottom fell out of the real estate market and the assessed value is 1/3 of what is used to be, the approximate taxes owed for the year total are around $300.00. For the size of the lot and the fact that it is undeveloped, it seems way too high to what we would pay here for the same size lot.

My $2,500 property tax bill includes city and school taxes and a sewer fee. This is for a home that with exemptions, is worth around $170,000.

Taxes vary by city, but for a home worth around $200,000, the tax bill looks about right. An owner that rents out their home would not get the homestead exemption.

If these taxes seem high, remember that Florida has no income tax.

As mentioned, that is probably a years property taxes for a rental property. The 2010 tax bills have only just gone out and payment is due November 30th, BUT an owner can pay up until March 31 of 2011 (they just have to pay slightly more).

When looking a property taxes, ascertain which year it is for. If it is for 2010, then I wouldn't worry about it. If it is for 2009 then there may be a problem and you may want to ask more questions.
