You don't need a crazy long contract if you don't want one.
A contract is an offer, acceptance and consideration (from law school, although apparently there is now a fourth term "agreement")-
I offer $15/point for the reservation;
You accept $15/point for the reservation;
We agree that I pay $15/point for the reservation;
I pay $15/point for the reservation.
Contract is done. Obviously most people like to have additional details about responsibilities, etc., but the four owners I have rented from, that's pretty much the way it went.
But, I know there's a post here or on another board that has a nice sample contract.
