Can anyone send me links to sample contracts that protects both the points buyer and the seller?

But in actuality, none of these will protect either the buyer or seller. Just a formality that hopes that both sides will agree to the terms.
 

Why do you say that it won't protect anyone? What is the proper way to then protect both sides?

There is no way to protect either the member or the renter. At any time the other party could simply back out.

It is a private agreement between two parties that is not iron clad.

If anyone defaults on the contract, you'll still have to go to small claims court to recover. Disney will not get involved in any way. It's all between the owner and the non-owner.

There is no protection. It's all about trusting both parties. If you can't do that, renting a reservation is not for you.
 
A contract can be very useful to spell out the rental process and specify each party's obligations. How much the renter will pay and when, what documents the owner will supply and when, that sort of thing.

But, in order for a contract to be enforceable, that implies that someone has the power to enforce it. A DVC rental is a private arrangement between two individuals. As PPs have said, Disney will absolutely not get involved if anything goes awry. The parties can go to small claims court, but that can become quite complicated if you're in two different states. So, really, there's no 'protection' provided by a contract, not in the legal sense.

If you're looking for an ironclad guarantee, as a renter or an owner, you won't find one. But, the very great majority of rental transactions go out without a hitch.
