Rental Cancelled??

This relates to the rent/trade board, but there isn't a title that fits, so . . . here goes. If I get a reservation from a DVC member, and pay the member directly for it, is it possible for that member to then cancel the reservation - leaving me without a room? Is there any good way to protect yourself in this situation? :confused3 I've read all of the hints/notes/stickys, but didn't see any straight answer to this one.
 
you are making a rental agreement with an individual. if you are dealing with a dishonest individual, it could happen. disney won't get involved.

renters have no right to call MS to verify their reservation (and even if you could, the DVC member would have the right to call and cancel at any time before you set foot in the door) nor make any changes regarding their reservation.

trust is required. you need to use good judgment but there's no way to 100% protect yourself.

this sort of dishonesty almost never happens in practice, BTW, but the complete lack of control is just part of the "cost" of renting (and it can be frustrating...i've been there.)
 
Do you think it's appropriate to give the rentor's actual name, and see if anybody's had a good or bad experience with him . . . or is that just a step over some invisible line?? Maybe somebody could start a sticky that lists good rentors and bad, to help protect the renters.
 

Renter's aren't the only ones at risk. Renters put a set amount of cash on the line - the DVC owner puts their DVC account on the line , which could affect their vacations for years to come.

The rental comes at a cost to both party's , Trust !

Some sort of feedback system has been considered many times, but it's always been rejected. I think it is one of those concepts that is a whole lot easier as an abstract idea than as a practical reality.

As said before it's a two way street and trust is a huge factor. I have met some wonderful renter families who I now count as friends. I have had other interested parties who I have chosen not to rent to. On the other side of the coin, I have had very interested potential renters who I never hear from again. Maybe it was something I said. :confused3
 
The problem with a feedback system is that there is really no way to verify the accuracy of the details. There could be a case where a disgruntled renter (or owner) leaves negative feedback due to circumstances that may have been out of the other party's control. How would anyone know who to believe?
 
Here is a interesting situation. At this point I have no concerns about the couple I am renting from in April. However we rented those points before we became members. Now we are members. Can we now do a final confirmation the day before since we are members?

nope. the contract is not in your name.

(you can call the resort directly to see if they have your reservation information a few days prior, but you still don't have "control" till you check in.)

I'm sure the only account they will give you information on is your own. I doubt they will give you information relative to reservations on someone else's account, even if you are the guest named on the reservation.

As for the original poster's question - the answer is yes. A member can cancel a reservation at any time, for any reason. Even as a paid in full renter, with a written or verbal contract, you would be powerless to prevent a member form cancelling a reservation if that is what they chose to do. So what you ask COULD happen.........fortunately, it hardly ever does happen. But it is your responsibility as a renter to take whatever steps are necessary to develope the level of trust required to shell out a substantial sum of money knowing that you have little in the way of recourse or ability to prevent a reservation from bing cancelled.

Research the person you are renting from. Communicate with them frequently. Get references. Make sure the terms and conditions are clearly communicated, and documented either in a contract or in corespondence. That is how you best protect yourself. By doing all of these things you should be able to develope a high enough level of trust that you are comfortable moving forward with the rental before you send any money along. If you aren't comfortable with the transaction requiring that kind of trust then renting may not be for you. But as they say, where there is risk, there is reward. If you do your homework and determine that the risk associated with renting from a particular member is low and worth taking, you will be handsomely rewarded with a great rate for an on-site resort.
 
As had been stated, get references. I rented before I bought, it was a wonderful experience. Check people out, talk with them. Do not wire money. That should be a red flag! If you are renting months down the road and you can't work out another payment arrangement, then find someone else.

Im not sure if theres any more availability for your travel time, but maybe a safer option would be to look into a transfer

they could cancel that ressie, transfer you the points, and you could make the ressie

of course, it would have been easier if you were still further out

there are a bunch of factors involved, the most importand being availability and then the transfer rules themselves

but if everything was capable, everyone might feel safer, the points would be yours and you wouldnt have to worry about cancelled ressie and they wouldnt have to worry about problems with their points
 
You know, I was just reading the thread about not allowing name changes on ressies, and it got me to thinking about the whole rental thing. Since DVC has already started sending letters to owners who make 20 or more reservations in a year and have threatened to "CANCEL" some ressies, I would NOT want to be either the renter or the rentee these days!
